We Buy Houses for Cash Across Allegany County, Maryland
Allegany County is mountain country in Western Maryland, with I-68 crossing ridges from Sideling Hill to Big Savage Mountain. Cumberland sits where Wills Creek meets the Potomac, Frostburg is up on the old National Road, and the Georges Creek valley runs south through old coal towns to Westernport. I’m Evan Weissman. I buy Allegany houses for cash as-is, and I list them too when that pays more.

Allegany Towns I Cover
Each page covers the local housing, streets and records:
- Cumberland: the county seat, with Victorians, rowhomes and hillside frame houses
- Frostburg: the old mining town on the National Road
I also buy in LaVale, Cresaptown, Bowling Green, Ellerslie, Lonaconing, Midland, Barton, Westernport, Mount Savage, Flintstone and the countryside in between.
I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.
Old Housing and Mountain Conditions
Allegany has some of the oldest housing stock in Maryland: Victorians and rowhomes in Cumberland, coal-era frame homes and double houses in Frostburg and the Georges Creek towns, and farmhouses in the valleys. Steep lots, retaining walls, old heating systems, roofs worn by long winters and wet basements are common. In former mining areas, some lots sit over old mine workings. Many houses have been rentals or empty for years, often after the owner moved away.
Cumberland’s city tax is 1.0595 per $100 and Frostburg’s is 0.70, according to SDAT’s 2026-27 table. Smaller towns have their own rates, and unincorporated places like LaVale pay only the county rate.
Allegany Records and Costs
Estates go to the Register of Wills in the Annex Courthouse at 59 Prospect Square in Cumberland. The county tax sale was May 28 in 2026, according to SDAT. Allegany charges a 0.5% transfer tax and recordation of $3.50 per $500, plus the state transfer tax.
Many of the Allegany owners I hear from inherited a parent’s house and live hours away. I can wait while the estate is opened, do the walk-through with a relative or a lockbox, and handle the cleanout after closing, so nobody has to make repeated trips over the mountains.
Three Ways to Sell
Option 1: I buy the house as it is
No repairs, cleanout or showings, and I can handle it all while you live elsewhere. I don’t charge a commission, and you pick the date.
Option 2: List it with me as your agent
Updated homes in Cumberland and Frostburg can draw buyers from outside the area. A listing costs a commission and time, so I’ll show you both nets.
Option 3: Renovate and Sell Together
Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.
I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.
Side-by-side paths: cash offer vs listing in Maryland.
Behind on Mortgage Payments
If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. More here: behind on mortgage or facing foreclosure.
