Historic Old Town and the Flood History

The old mill town around Main Street dates to the 1770s, and the B&O station museum there is one of the oldest railroad stations in the country. The Patapsco and the streams that feed it have flooded Main Street more than once, including the 2016 and 2018 floods that people here still talk about. The county’s Safe and Sound plan, with its stormwater tunnel, is aimed at reducing that risk.

If your house is in the historic district, exterior work goes through the Howard County Historic Preservation Commission. Steep lots, stone foundations and old retaining walls are common, and they make some buyers nervous. I’m comfortable with them.

The Rest of Ellicott City

Away from old town, most of 21042 and 21043 is suburban: 1970s and 80s colonials, split-foyers, and newer subdivisions with HOAs. Those houses usually need updated kitchens and baths, new roofs and windows, or a fresh HVAC system. Some outer lots toward western Howard are still on a well and septic.

For a house in good shape out here, a listing often does well, and I’ll tell you so. For one that needs a lot of work, or when timing is tight, a cash sale can save you a lot of hassle.
