Montgomery County is Maryland’s most populous county. It runs from the dense neighborhoods along the DC line in Silver Spring, Takoma Park and Bethesda out to the farms of the Agricultural Reserve near Poolesville and Damascus. Rockville is the county seat, and Gaithersburg, Takoma Park and others are incorporated with their own rules. I’m Evan Weissman. I buy Montgomery County houses for cash as-is, and I list them as a licensed agent.

Where I Buy in Montgomery

Down-county: Silver Spring, Wheaton, Takoma Park, Kensington and Bethesda. Mid-county: Rockville, Aspen Hill, Olney and North Potomac. Up-county: Gaithersburg, Germantown, Clarksburg, Damascus and Poolesville. Housing ranges from post-war brick Cape Cods and ramblers near the Beltway to 1970s and 1980s townhome communities and larger lots up-county. Near the Frederick County line, see Mount Airy. Over in Carroll, see the Westminster page.

I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.

The Agricultural Reserve

Since 1980, about 93,000 acres in the western and northern parts of the county have been set aside as the Agricultural Reserve, where zoning sharply limits new houses. A home there usually sits on a large lot with a well and septic, and buyers who want rural property in Montgomery have few other options. I buy farmhouses and rural homes as-is.

Montgomery Transfer and Recordation

Montgomery’s county transfer tax is generally 1% of the price. Its recordation tax is tiered, starting at $4.45 per $500 on the first $500,000 and rising in steps above that. The state adds a 0.5% transfer tax. Exemptions can apply, so the title company’s figures are the ones to rely on. See the Montgomery transfer tax guide.

Rentals, Licenses and Tenants

Montgomery County requires rental housing licenses, and some municipalities, like Takoma Park and Rockville, have their own rental rules on top. If you’re a landlord ready to sell, I can buy with tenants in place. See selling a rental with tenants.

Estates and Tax Sale

Montgomery estates open at the Register of Wills, 50 Maryland Avenue, North Tower, Suite 3220, in Rockville (240-777-9600). The county’s 2026 tax sale was June 8. See inherited houses and behind on property taxes.

What Montgomery Houses Usually Need

In the 1950s ramblers near the Beltway, I see original windows, small kitchens, aging oil or gas boilers and basements prone to seepage. In 1980s townhome communities, it’s roofs, decks and HVAC near the end of their life, plus HOA rules. Up-county, it’s wells, septic systems and long driveways. I price all of it in so you don’t have to fix anything first.

Three Ways to Sell in Montgomery County

Option 1: A cash sale, no repairs

I buy the house myself. You skip showings and repair requests, and I pay no commission on my purchase. You choose the date.

Option 2: List the house with me

Updated homes down-county often draw multiple offers. When the open market will clearly net you more, I’ll say so and list the house.

Option 3: Renovate and Sell Together

Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.

I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.

Side-by-side paths: cash offer vs listing in Maryland.

Behind on Mortgage Payments

If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare.
