Mount Airy grew up on top of Parrs Ridge in the 1830s, when the B&O Railroad climbed the ridge and a town formed around the tracks. When Carroll County was carved out in 1837, the new line went right through it, and it still does. I’m Evan Weissman. I buy Mount Airy houses for cash as-is on the Carroll side and the Frederick side, and I list them when that path pays you more.

A Town Split by a County Line

Two houses a few hundred feet apart in Mount Airy can sit in different counties, and that changes real money at settlement:

  • Carroll side. County rate $1.018 per $100, recordation $6.50 per $500, no county transfer tax, 2026 tax sale set for June 26.
  • Frederick side. County rate $1.11 per $100, recordation $7.00 per $500, no county transfer tax, 2026 tax sale set for May 11.

Inside town limits you also pay Mount Airy’s rate of about $0.20 per $100. The state’s 0.5% transfer tax applies on both sides. Your tax bill shows which county you’re in.

I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.

Main Street, the Old Railroad and Twin Arch

MD 808 is Mount Airy’s historic Main Street, and the Historic District around it, including the old station area, joined the National Register in 1984. The houses there are Victorian and early 1900s frame homes with porches and steep roofs, often with deferred maintenance tucked behind the charm.

South of town, I-70 and US 40 form the edge, with the MD 27 interchange at exit 68. Twin Arch Road takes its name from a stone railroad bridge built for the B&O around 1901, and newer subdivisions such as Twin Arch Crossing grew up near it. Toward Ridgeville and the Frederick side you’ll find 1980s and 1990s colonials on half-acre and acre lots.

Town Water Inside, Wells Outside

Within Mount Airy’s town limits, most homes are on public water and sewer. Outside the limits, much of 21771 relies on private wells and septic systems. If a well test or a septic inspection fails during a financed sale, deals fall apart quickly. I buy those houses as they are. If yours is on town utilities and shows well, a listing may be worth the wait, and I’ll say so.

Estates When the Line Runs Through Town

An estate is opened in the county where the person lived. For a Carroll resident that’s the Register of Wills in the Courthouse Annex on North Court Street in Westminster. For a Frederick resident it’s the Register of Wills at 100 West Patrick Street in Frederick. Once the court names a personal representative, they can sign a contract to sell. Three Ways to Sell

Option 1: An as-is cash offer

I buy the house directly. No repairs, no showings, no commission on my purchase, and you choose settlement.

Option 2: List with me for top exposure

Mount Airy draws buyers from Frederick, Howard, Montgomery and Baltimore counties. If your house is ready, a listing can bring a strong price. It takes longer and carries a commission, and I’ll compare both paths in writing.

Option 3: Renovate and Sell Together

Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.

I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.

Side-by-side paths: cash offer vs listing in Maryland.

Behind on Mortgage Payments

If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. Do you buy on the Frederick County side of Mount Airy?

Yes. I buy anywhere in 21771, Carroll side or Frederick side. The title company records the deed in the right county.

Will you buy an older house on Main Street that needs work?

Yes. Old porches, wiring, plaster and roofs are things I price into my offer, so you don’t fix anything first.

My Mount Airy house is on a well. Is that a problem?

Not for me. I buy well and septic homes as-is. For a listing, expect a buyer’s lender to want a water test.

Which Register of Wills handles a Mount Airy estate?

The one in the county where the owner lived: Carroll in Westminster or Frederick in Frederick.

Are there fees if I sell to you?

No commission to me on a cash sale. Normal seller-side taxes and payoffs are handled by the title company at settlement.
