Sell Glen or Howard Park Houses As-Is for Cash
Glen and Howard Park are in Northwest Baltimore near the County line. Glen sits off Northern Parkway in ZIP 21215, and Howard Park runs along Liberty Heights Avenue in 21207. Unlike most of the City, many homes here are detached or semi-detached, like colonials, Cape Cods and brick bungalows on real lots. I’m Evan Weissman. I buy houses here for cash as-is, and I also list them.

Detached Houses Mean Different Repairs
A detached house has four exterior walls, a full roof, gutters on every side, and often a driveway and detached garage. That’s more to maintain than a row. On homes built between the 1920s and 1950s, I regularly see cracked driveways, garages with rotting sills, big old trees over the roof, sewer laterals invaded by roots, and oil tanks that are still in the basement or buried in the yard. I price those in.
I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.
Liberty Heights Is Not One Market
Prices along the Liberty Heights corridor vary a lot from block to block. A detached colonial on a quiet side street and a semi-detached house facing the avenue can sell for very different amounts. Woodlawn and Pikesville sit just across the County line. Buyers there and here are often comparing the same houses.
Inspection Items Buyers Ask About
Financed buyers in this part of the City often ask for a sewer scope, a chimney inspection, an oil tank sweep and a termite report. Any one of those can turn up a repair request. When you sell to me, there’s no inspection contingency to negotiate. When you list, I’ll help you get ahead of those questions.
City Basics at Settlement
You’ll need a City lien certificate. The City’s transfer tax is 1.5% and recordation is $5.00 per $500, with the state adding 0.5%. Property tax is $2.248 per $100, and owner-occupants get a 4% homestead cap.
When a Long-Time Owner Moves On
Many detached homes here have belonged to the same owner since the 1960s or 1970s. When that owner moves to a smaller place or passes away, the house often needs a full cleanout and a decision on decades of deferred upkeep. I can work around whatever timeline you need, whether that means a quick closing or waiting until a move is settled.
Three Ways to Sell
Option 1: Sell the house to me for cash
You skip repair requests and lender appraisals. I pay no commission on my own purchase, and the closing date is yours to choose.
Option 2: Market the house with me
A detached Glen or Howard Park home in good shape can draw solid open-market interest. I’ll list it if that’s the better route.
Option 3: Renovate and Sell Together
Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.
I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.
Side-by-side paths: cash offer vs listing in Maryland.
Behind on Mortgage Payments
If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. More here: behind on mortgage or facing foreclosure.

Do you buy detached houses in Glen and Howard Park?
Yes. I buy detached, semi-detached and row homes.
What if there is an old oil tank on my property?
Tell me about it. I can buy the house with the tank and handle it after closing.
Will you buy a house with a failing sewer line?
Yes. Root damage and broken laterals are repairs I price into my offer.
Do I have to make repairs before selling?
Not to me. If you list, we’ll decide together which fixes are worth doing.
Do you also buy in Pikesville and Woodlawn?
Yes. Both are in Baltimore County, and I buy there too.
Can I stay in the house for a while after closing?
Often, yes. A short rent-back after settlement can be written into the contract if you need time to move.
