Greenbelt was built in 1937 as a New Deal planned town, and its original core is now a National Historic Landmark. Lanham, just to the south and east, is a more typical post-war suburb along Annapolis Road and the Beltway, next to New Carrollton’s Metro, MARC and Amtrak station. I’m Evan Weissman. I buy houses in both for cash as-is, and I list them too.

Call or text (410) 498-7473, or request a cash offer.

Greenbelt Has Its Own Rules

Many of the original Greenbelt rowhomes, and some later ones, are part of Greenbelt Homes, Inc., a housing cooperative. In a co-op, you own a membership rather than a deed to the house, and a sale follows the co-op’s process and approval. That’s very different from a regular sale. If your home is part of GHI, call me before assuming a cash sale fits, and check with the co-op on its resale steps.

Other parts of Greenbelt are fee-simple single-family homes and townhomes. Inside city limits, Greenbelt adds a property tax of 0.8275 per $100 in SDAT’s 2026-27 table.

I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.

Lanham’s Brick Ramblers and Split-Levels

Lanham is mostly 1950s through 1970s brick ramblers, split-levels and Cape Cods on quarter-acre lots, with some newer townhomes near Route 450 and Route 564. These houses usually need roofs, windows, updated panels, kitchens and basements that stay dry. NASA’s Goddard Space Flight Center and the Beltway make this area convenient, and the New Carrollton station is a draw for commuters.

I buy Lanham houses in any condition. If yours is updated and you have time, I’ll tell you a listing might net more.

County Records

Estates for Greenbelt and Lanham houses go to the Prince George’s Register of Wills at 14735 Main Street in Upper Marlboro. The county tax sale was May 11 in 2026 on SDAT’s list. Single-family rentals need a county rental license.

Three Ways to Sell

Option 1: A cash sale for a fee-simple house

For deeded houses, I buy without repairs or showings and pay no commission. You choose the date.

Option 2: A listing with me as your agent

Updated Lanham ramblers and Greenbelt homes near the Metro can sell well. Listing means a commission and time, and I’ll put both nets in front of you.

Option 3: Renovate and Sell Together

Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.

I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.

Side-by-side paths: cash offer vs listing in Maryland.

Behind on Mortgage Payments

If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. More here: behind on mortgage or facing foreclosure.

Do you buy Greenbelt Homes, Inc. co-op units?

A co-op sale works differently from a deeded house and needs the co-op’s approval. Call me and check with GHI first, and I’ll tell you honestly whether I’m a fit.

Will you buy a Lanham rambler that needs everything?

Yes. Old roofs, panels and kitchens are fine with me. I price the work in so you don’t have to do it.

Is my Greenbelt house inside city limits?

Check your tax bill for a City of Greenbelt line. Some Greenbelt addresses are outside the city.

Does being near New Carrollton station help a Lanham sale?

For a listing, it often helps. For my cash offer, I factor it in along with the house’s condition.

Where do I file probate for a Lanham house?

At the Prince George’s Register of Wills in the courthouse on Main Street in Upper Marlboro.

Will you buy a Lanham house with an old addition or carport enclosure?

Yes. Enclosed carports and add-on rooms are common in Lanham ramblers. Tell me what you know about permits, and I’ll buy it as-is.
