Old Houses on Steep Streets
Most of Cumberland’s housing is old. There are grand Victorians in the Washington Street Historic District, brick rowhomes near downtown, and frame houses climbing the hillsides in every direction, many from the late 1800s and early 1900s. Steep lots, retaining walls, long stairways and basements cut into the hill are common.
The repairs I see most: roofs, chimneys, old wiring, boilers, foundation and retaining wall problems, and water in basements on the uphill side. Many houses have been rentals or empty for a while. I buy them as they are.

City Taxes and Floodwalls
Inside city limits, Cumberland’s property tax is 1.0595 per $100, with a lower county rate on top, according to SDAT’s 2026-27 table. That’s high by Maryland standards, and buyers notice. Outside the city, in places like LaVale and Cresaptown, only the county rate applies.
After repeated floods, the Army Corps of Engineers built a flood-control project along Wills Creek through downtown. Houses close to the creeks can still have flood zone questions, so check your map.
Plenty of Cumberland sellers no longer live in the area. They inherited a parent’s house or moved away for work years ago. I can handle the walk-through, the cleanout and the closing while you stay where you are.
Allegany County Records
The Allegany Register of Wills is in the Annex Courthouse at 59 Prospect Square in Cumberland. The county tax sale was May 28 in 2026 per SDAT. Allegany charges a 0.5% transfer tax and recordation of $3.50 per $500.
