Dorchester County is the largest county on the Eastern Shore by land area, with the Choptank on the north, the Nanticoke on the east and miles of marsh along the Bay. Cambridge is the county seat on Route 50. To the south, Blackwater National Wildlife Refuge and the islands of the lower county are some of the lowest land in Maryland. I’m Evan Weissman. I buy Dorchester houses for cash as-is, and I list them too.

Dorchester Towns I Cover

My main page here is Cambridge, covering High Street, city taxes and flood-prone streets. I also buy in Hurlock, Secretary, East New Market, Vienna, Church Creek, Taylors Island, Fishing Creek, Hoopers Island and the countryside in between.

Hurlock is the second-largest town, in the farm country to the northeast. Vienna is an old river town on the Nanticoke.

I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.

Low Ground, Old Homes and Rural Lots

Water shapes housing here more than anywhere else in Maryland. In the lower county, many homes sit close to sea level, roads flood at high tide and storm surge is a real risk, so flood insurance and elevation matter to buyers. Waterfront lots fall in the Chesapeake Bay Critical Area. In Cambridge and the towns, there are older frame homes that need roofs, foundations and systems. In the north, there are farmhouses and newer homes on wells and septic.

Cambridge adds a city tax of 0.80 per $100, according to SDAT’s 2026-27 table, and other towns have their own rates. Outside the towns, only the county rate applies.

Dorchester Records and Costs

Estates go to the Dorchester County Register of Wills in the courthouse at 206 High Street in Cambridge. The county tax sale was May 19 in 2026, according to SDAT. Dorchester charges a 0.75% transfer tax and recordation of $5.00 per $500, plus the state transfer tax.

If a house in the lower county has taken on water, buyers using loans often need flood insurance quotes and elevation certificates before they can close. A cash sale skips that step. Tell me what you know about past flooding, and I’ll factor it in.

Three Ways to Sell

Option 1: I buy the house as it is

No repairs, flood cleanup or showings. I pay no commission on my purchase, and you choose when to close.

Option 2: List it with me as your agent

Updated homes in Cambridge and on higher ground can sell well with a listing. That path costs a commission and time, and I’ll show you both nets.

Option 3: Renovate and Sell Together

Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.

I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.

Side-by-side paths: cash offer vs listing in Maryland.

Behind on Mortgage Payments

If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. More here: behind on mortgage or facing foreclosure.
