Townhomes, Waterfront and Farmland

In and around Waldorf, most housing went up from the 1970s on: townhomes, split-levels and colonials in HOA communities, including the planned community of St. Charles. Many of those homes are reaching the age where roofs, HVAC systems and kitchens need replacing at once. Along the Potomac and its creeks, there are waterfront homes where Critical Area rules and flood zones apply. In the south and east, there are farmhouses and rural lots on wells and septic.

Only two towns, La Plata and Indian Head, add a municipal property tax. SDAT’s 2026-27 rates are 0.35 per $100 in La Plata and 0.34 in Indian Head. Waldorf and the rest of the county pay only the county rate.

Charles County Records and Costs

Estates go to the Register of Wills at 11 Washington Avenue in La Plata. SDAT listed the county tax sale for May 12 in 2026. Charles charges a 0.5% transfer tax and recordation of $7.00 per $500, plus the state transfer tax. Your contract sets who pays what, and the title company shows every figure before you sign.
