Sell Your House Fast in Upperco, Maryland
Upperco is a ZIP code more than a town. 21155 runs along Hanover Pike (MD 30) between Hampstead and Reisterstown and spills across the Carroll-Baltimore County line, taking in crossroads like Fowblesburg, Arcadia and Boring along the way. I’m Evan Weissman. I live a few minutes north in Hampstead, and I buy Upperco houses for cash on either side of the line. If listing makes more sense, I’ll handle that too.

Two Counties, One ZIP Code
Which county your house is in changes a lot at settlement:
- Carroll side. County rate $1.018 per $100, recordation $6.50 per $500, no county transfer tax, 2026 tax sale set for June 26. Estates open at the Register of Wills in Westminster.
- Baltimore County side. County rate $1.10 per $100, a 1.5% county transfer tax, recordation $2.50 per $500, and a 2026 tax sale set for August 27. Estates open at the Register of Wills, 401 Bosley Avenue, Towson (410-887-6680).
Your tax bill tells you which side you’re on, and the title company handles the rest.
I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.
Farm Country and Big Lots
Upperco is mostly rural. On the Baltimore County side, much of the land is zoned RC 2, the county’s agricultural resource zone, which keeps lots large and limits subdividing. On both sides you’ll see farmhouses, horse properties, 1970s ranchers on a few acres, and newer homes on long driveways. Nearly everything runs on a private well and septic. Prettyboy Reservoir sits to the northeast, and its watershed adds its own rules for land near the water.
What Usually Needs Work
Rural houses here age differently than suburban ones. I often see well pumps and pressure tanks near the end of their life, septic fields installed long before current standards, oil or propane heat, outbuildings with failing roofs, and long gravel lanes that need regrading. A financed buyer’s lender may require some of those repairs before closing. I buy with them in place.
Common Reasons Upperco Owners Sell
An estate with a farmhouse and outbuildings full of equipment. A couple ready to trade acreage for something smaller. A rental farmhouse that’s become more work than it’s worth. Each of those can be a cash sale, a listing, or a renovate-first plan. See inherited houses and downsizing.
Three Ways to Sell
Option 1: Cash, with the house as it is
No repairs, no cleanout of the barn, no showings. I pay no commission on my purchase, and you choose settlement.
Option 2: A listing with me
Acreage near Hampstead and Reisterstown attracts buyers looking for space. If your property is in good shape, listing may bring more. It takes longer and costs a commission, and I’ll compare both paths.
Option 3: Renovate and Sell Together
Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.
I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.
Side-by-side paths: cash offer vs listing in Maryland.
Behind on Mortgage Payments
If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. More here: behind on mortgage or facing foreclosure.

Do you buy Upperco houses on the Baltimore County side?
Yes. I buy on both sides of the line. The title company records the deed in whichever county the property sits.
How do I know which county my Upperco house is in?
Check your property tax bill or search the address on the state’s property database. It will say Carroll or Baltimore County.
Will you buy a farm with outbuildings full of equipment?
Yes. Take what you want and leave the rest. I handle the cleanout after settlement.
Does RC 2 zoning affect my sale?
It limits subdividing, which matters to some buyers. It doesn’t stop a sale to me.
My well and septic are old. Do I have to fix them first?
Not if you sell to me. I buy as-is and plan for those repairs myself.
