The north end of Baltimore County is farm country: rolling fields, horse barns, stone farmhouses and newer homes on a few acres, all the way up I-83 to the Pennsylvania line. It’s also right next door to where I live. I’m Evan Weissman, and Hampstead is just across the Carroll County line from Hereford, so this is close to home for me. The North County, From Hereford to the Line

This area includes Hereford, Parkton, Monkton, Freeland, White Hall and the countryside around Prettyboy Reservoir and the Gunpowder River, along York Road, Mount Carmel Road and the roads that wind between them. Most of it carries Parkton 21120, Monkton 21111, Freeland 21053 or White Hall 21161 addresses.

The properties I see here are as varied as the land:

  • Stone and frame farmhouses, some well over a century old, with additions from every era since
  • Horse properties with barns, run-in sheds, fencing and riding rings
  • Ranchers, split-levels and colonials from the 1960s through the 90s on several acres
  • Tenant houses and small cottages on larger farms
  • Land with an older house that has seen better days

I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.

What’s Different About Selling Out Here

No public water or sewer. The north county sits outside Baltimore County’s public water and sewer area. Homes rely on a well and a septic system, which also means no county sewer charge on your tax bill the way suburban owners have. A financed buyer’s lender will usually want both systems tested. A bad result can derail a sale. I buy without either test.

Preservation easements. Some north county farms are under an agricultural preservation easement that limits subdividing or building. The easement stays with the land. It doesn’t stop a sale, and I factor it into my offer.

Barns and outbuildings. Old bank barns, equipment sheds and workshops can be a selling point or a headache. Either way, I buy them, contents and all.

Fewer comparable sales. Rural properties can be hard to appraise because there are fewer similar homes nearby. That can make a financed sale harder. A cash sale avoids the appraisal entirely.

Estates. Many north county properties have been in one family for generations. When an owner passes, probate goes through the Register of Wills office in Towson, and whoever is appointed personal representative can sign the sale. My inherited house page walks through it.

Three Ways I Can Help

Option 1: A cash purchase of the house and land

I buy as-is, including the barns, the fields and whatever’s been left in them. I charge no commission and no fees when I’m the buyer. The title company handling settlement is licensed in Maryland, and the date is entirely up to you.

Option 2: A listing to reach country buyers

A well-kept farmhouse or horse property may bring more from the right open-market buyer. As your agent I’d find and negotiate with those buyers under a written listing agreement with a set commission. Timing can be longer for rural properties.

Option 3: Renovate and Sell Together

Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.

Close to Home
