Hanover and Millersville are close on the map but very different on the ground. Hanover is newer and busier, built up around Arundel Mills, Route 100 and the Baltimore-Washington Parkway. Millersville is quieter and more spread out, with Generals Highway and I-97 running through older wooded lots. I’m Evan Weissman. Hanover: Newer Homes and a County Line

Most of Hanover’s housing went up from the 1990s on: townhome communities, single-family subdivisions, and plenty of HOAs. Repairs here are usually about wear rather than age, like carpet, paint, appliances and an HVAC unit that’s due. One thing to watch is the county line. The 21076 ZIP spreads into Howard County, so two houses with the same ZIP can have different tax rates, different probate offices and different tax sale dates.

Check SDAT for your address. I buy on either side of the line, but the paperwork follows the county.

Millersville: Older Lots and Room to Spread Out

Millersville has more variety. Along Generals Highway and the roads off Route 3, you’ll see ranchers and Cape Cods from the 1950s through the 1970s, some on an acre or more, plus newer subdivisions closer to I-97. The older lots can have wells, septic systems, outbuildings and additions that were done over many years.

Those houses can be hard to finance as they are, which is where a cash sale can make sense. If yours is in good shape, I’ll tell you a listing is likely to do better.

Anne Arundel Paperwork

If the house is in Anne Arundel, the estate opens with the Register of Wills on Commerce Park Drive in Annapolis, and the county tax sale is June 3 in 2026 on SDAT’s list. For a Howard County Hanover address, the Howard Register of Wills and Howard’s tax sale apply instead.
