Lots are modest, streets are close together, and many houses have had a few owners and a few rounds of patch-up work.

Town Taxes and Metro Access
District Heights is a city with its own property tax, 0.692 per $100 in SDAT’s 2026-27 table. Capitol Heights is a town with a lower rate, 0.3348. Plenty of 20743 and 20747 addresses are outside either one, so check your tax bill before we compare numbers. The Blue Line stops at Capitol Heights and Addison Road, which helps houses within walking distance.
Because these communities border D.C., some buyers compare them to city neighborhoods across Southern Avenue. I keep the comps on the Maryland side.

Estates go through the Prince George’s Register of Wills at 14735 Main Street in Upper Marlboro. The county tax sale was May 11 in 2026 per SDAT. Single-family rentals in the county need a rental license.
