Sell Your Hyattsville House, Old Bungalow or Brick Colonial
Hyattsville is one of the older suburbs inside the Beltway, laid out along the railroad and Route 1 in the late 1800s. Its historic district is full of Victorians, foursquares and bungalows, and the Green Line now stops at West Hyattsville and Prince George’s Plaza. I’m Evan Weissman. I buy Hyattsville houses for cash as they stand, and I’ll list yours when the market will pay more.

Old Houses With Old-House Problems
In the historic core near Route 1, houses date from the 1880s through the 1930s: Queen Anne Victorians, American foursquares, Sears-style bungalows and some early brick. Farther out, toward University Park, Chillum and Adelphi, there’s more 1940s and 50s brick: colonials, Cape Cods and ranchers. The older houses often have knob-and-tube wiring, plaster walls, old boilers and slate or asbestos roofs. The brick ones tend to need basements, windows and kitchens.
Those repairs add up fast and can slow down a financed sale. I buy with them in place.
I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.
City Limits, Streams and Flooding
Inside the City of Hyattsville, there’s a city property tax, 0.63 per $100 in SDAT’s 2026-27 table. Some 20782 and 20783 addresses are outside the city, so check your bill. The Northwest and Northeast Branches of the Anacostia run along the edges of town, and low streets near them can flood in heavy storms. A small number of lots near the tidal river may also fall inside the Chesapeake Bay Critical Area.
If water has ever come into your basement, tell me. It’s part of the price, not a reason to walk away.
Prince George’s Records
Hyattsville estates go through the Register of Wills at 14735 Main Street in Upper Marlboro. Prince George’s held its 2026 tax sale on May 11, per SDAT. Rentals need a county license, and the city also has rental rules inside its limits.
Three Ways to Sell
Option 1: I buy it with the old systems in place
No rewiring, boiler replacement or showings. I pay no commission when I buy, and you set the closing date.
Option 2: You list it with me
Restored Hyattsville houses near the Metro and Route 1 can sell well. Listing costs a commission and more time, and I’ll show you what you’d likely net.
Option 3: Renovate and Sell Together
Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.
I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.
Side-by-side paths: cash offer vs listing in Maryland.
Behind on Mortgage Payments
If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. More here: behind on mortgage or facing foreclosure.

Will you buy a Hyattsville Victorian with knob-and-tube wiring?
Yes. Old wiring is one of the most common things I find in the historic district. I price it in so you don’t have to rewire first.
Does the Hyattsville historic district limit what I can do before selling?
The National Register listing by itself doesn’t usually restrict private owners. Check with the city if you’re unsure. With me, you don’t need to make changes anyway.
Is my Hyattsville house inside the city?
Look for a city tax line on your bill. Parts of 20782 and 20783 are unincorporated county, even with a Hyattsville address.
Can I sell a Hyattsville house with a wet basement near the stream?
Yes. Tell me how often it happens. I factor it in and buy the house as-is.
Where do I start probate for a Hyattsville house?
At the Prince George’s Register of Wills in the courthouse on Main Street in Upper Marlboro.
Will you buy a Hyattsville house with an old oil tank or boiler?
Yes. Old oil tanks and boilers are common in houses this age. Tell me where the tank is and whether it was ever filled or removed, and I’ll account for it.
