Clinton stretches along Branch Avenue and Woodyard Road in southern Prince George’s, just below Joint Base Andrews. It was once called Surrattsville, and the Surratt House Museum still stands near the center. Today it’s mostly suburban, with ramblers, split-levels and newer subdivisions. I’m Evan Weissman. I buy Clinton houses for cash just as they are, and I’ll list yours when that’s the better deal.

Ramblers, Split-Levels and Bigger Lots

Much of Clinton was built in the 1960s and 70s: brick and siding ramblers, split-foyers and split-levels on decent-sized lots, many with carports or one-car garages. Newer sections from the 1990s and 2000s, farther south and east, have larger colonials and some townhome communities with HOAs. A few older lots toward the edges still run on a well and septic.

In the older homes, the usual list is roofs, electrical panels, windows, original bathrooms and basements that take on water. I buy with all of that in place.

I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.

The Base, Parks and Commutes

Joint Base Andrews sits just north, and many Clinton sellers call because of new orders or a retirement move. If you need to close by a certain date, tell me first. If you were renting the house out while stationed elsewhere, I can buy it with the tenant in place. Cosca Regional Park, with its lake and trails, is a nice draw for buyers.

Branch Avenue makes commuting to Washington possible, which helps resale. It also brings traffic noise to the houses closest to it, and I’ll price that honestly.

County Records for Clinton Sellers

Clinton estates go to the Prince George’s Register of Wills at 14735 Main Street in Upper Marlboro. The county tax sale was May 11 in 2026 on SDAT’s list. Prince George’s requires a license for single-family rentals, so keep yours handy if the house is rented.

Three Ways to Sell

Option 1: A cash sale on your date

No repairs, showings or cleanup. I don’t charge a commission on my purchase, and the title company closes when you’re ready.

Option 2: List with me as your agent

An updated Clinton colonial can sell well on the market. Listing comes with a commission and more waiting, so I’ll show you both nets.

Option 3: Renovate and Sell Together

Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.

I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.

Side-by-side paths: cash offer vs listing in Maryland.

Behind on Mortgage Payments

If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. More here: behind on mortgage or facing foreclosure.

Can you buy my Clinton house before my Andrews orders take effect?

Usually, yes, once title is clear. Give me the date, and we’ll set settlement around it. Remote signing works if you’ve already moved.

Will you buy a Clinton rambler that needs a full update?

Yes. Original kitchens, baths and systems are fine. I price the work in, and you don’t have to start any of it.

Do you buy Clinton houses on well and septic?

Yes. Share any water tests or septic records you have, and I’ll make an offer either way.

Does Branch Avenue traffic noise affect a Clinton sale?

It can matter to some buyers on the closest streets. I factor it in openly, and it doesn’t stop me from buying.

Where is probate filed for a Clinton house?

At the Prince George’s Register of Wills in the courthouse on Main Street in Upper Marlboro.

Can I sell my Clinton house with a reverse mortgage on it?

Usually, yes. The reverse mortgage gets paid off from the sale at settlement. Ask the servicer for a payoff figure, or let the title company request it.
