We Buy Houses for Cash Across St. Mary’s County, Maryland
St. Mary’s County is the peninsula at the bottom of Southern Maryland, between the Potomac and the Patuxent, with the Chesapeake Bay on its east side. Route 235 runs past Naval Air Station Patuxent River in Lexington Park, Route 5 runs to Leonardtown, the county seat, and Historic St. Mary’s City marks Maryland’s first capital. I’m Evan Weissman. I buy St. Mary’s houses for cash as-is, and I list them too.

St. Mary’s Towns I Cover
Each page covers the local housing, roads and records:
- Lexington Park: the community outside the Pax River gates, with ranchers, townhomes and rentals
- Leonardtown: the county seat and its waterfront square
- California: the newer neighborhoods along Route 235 and the Patuxent
I also buy in Great Mills, Hollywood, Mechanicsville, Charlotte Hall, Ridge, Piney Point and St. Inigoes.
I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.
Navy Moves, Waterfront and Rural Lots
A lot of St. Mary’s housing follows the Navy. Around Lexington Park and California, there are ranchers, townhomes and newer subdivisions, many owned by people who were transferred and kept the house as a rental. When a rental comes back worn or a move comes up fast, a cash sale can help. Along hundreds of miles of shoreline, waterfront homes fall under Critical Area rules, and some low lots flood. Up-county, there are farms and homes on wells and septic.
Leonardtown is the only incorporated town, with a small municipal rate of 0.1203 per $100 in SDAT’s 2026-27 table. Everywhere else pays the county rate only. Near the base, some lots sit within Navy noise contours, which buyers sometimes ask about.
St. Mary’s Records and Costs
Estates go to the Register of Wills at 41605 Courthouse Drive in Leonardtown. The county held its tax sale early, on March 6 in 2026, according to SDAT. St. Mary’s charges a 1.0% transfer tax and recordation of $4.00 per $500, plus the state transfer tax.
Because that tax sale comes so early in the year, owners who fall behind have less time than they might expect. If you’ve received a notice, call the county treasurer first. If selling turns out to be the right move, I can show you a cash number and a listing plan side by side.
Three Ways to Sell
Option 1: I buy the house as it is
No repairs, tenant turnover or showings. I don’t charge a commission, and we can close around your move date.
Option 2: List it with me as your agent
Updated homes near the base can sell quickly with a listing. That path costs a commission and time, and I’ll put both nets in writing.
Option 3: Renovate and Sell Together
Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.
I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.
Side-by-side paths: cash offer vs listing in Maryland.
Behind on Mortgage Payments
If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. More here: behind on mortgage or facing foreclosure.
