Chesapeake Ranch Estates, Drum Point and Solomons
Chesapeake Ranch Estates is a private community of roughly 5,400 recorded lots, started as a club in the late 1950s, with streets named like a Western movie. Most of the houses went up in a rush in the late 1980s and early 1990s: ranchers, split-foyers, small colonials and some original weekend cottages, on the community water company or a well, with a septic tank. Drum Point next door is similar. In Lusby proper, along Route 2/4 and H.G. Trueman Road, there are newer subdivisions and townhome sections, all under the 20657 ZIP. Solomons (20688) is different again, with older homes near the harbor and newer houses along Back Creek and the river.
Down here I mostly see tired septic systems, roofs and decks, and lots where the trees have taken over. I’ll buy it either way.

Private Roads, the Bridge and the Water
Inside Chesapeake Ranch Estates, the owners association maintains more than 60 miles of private roads, paid for partly through a special taxing district assessment the county collects on each lot. Buyers ask about it, so keep your latest bill or association statement handy if you can. The association has its own rules and fees as well, and any past-due balance comes out of the sale at settlement.
On the Bay side and along Mill Creek, Back Creek and the Patuxent, many lots fall in the Chesapeake Bay Critical Area. Near Calvert Cliffs and the bluffs above the beaches, cliff setbacks limit what can be built near the edge. Solomons and the low waterfront streets can see high water in strong storms. I’ll factor all of that in.

Pax River Moves and County Records
Plenty of houses down here belong to people tied to Pax River, and orders don’t wait for the market. If you’re moving and the house still needs work, I can buy it before you leave or after, and you can sign from your next duty station. Estates go to the Register of Wills up in Prince Frederick at the courthouse, 175 Main Street. Calvert’s 2026 tax sale was May 22. There’s no county transfer tax, and recordation runs $5.00 per $500 plus the state transfer tax.
