Urbana has changed more in the last thirty years than almost anywhere in Frederick County. What was a crossroads on MD 355 near I-270 is now a large planned community, the Villages of Urbana, surrounded by older homes toward Monrovia, Ijamsville and the Linganore area. Newer Homes Still Need Work
A lot of Urbana’s housing went up from the late 1990s on: townhomes, carriage homes and large colonials with HOAs. People assume a newer house doesn’t need anything, but a 2002 house now has a 24-year-old roof, original HVAC, and builder-grade kitchens and baths that buyers want updated. When several of those come due together, the cost can surprise an owner.

Older Properties on the Edges
Away from the planned community, Urbana’s mailing area includes older farmhouses, ranchers on acreage, and homes along roads like Fingerboard Road (MD 80) and toward Monrovia and Ijamsville. Those properties usually rely on wells and septic, and some sit near the Sugarloaf area, where the county has adopted a plan that limits development to protect the landscape. That’s good for the area’s character and matters to buyers who want to subdivide or build.
HOA Paperwork and Commuter Timing
Most Urbana homes are in HOAs, and Maryland requires sellers in those communities to provide resale documents to buyers. If your dues are behind, the balance gets paid at settlement. Taxes, Estates and Closing
Because Urbana has no town government, your property tax is the county’s $1.11 per $100 and nothing more. An Urbana estate is opened with the Frederick County Register of Wills in downtown Frederick. The county ran its 2026 tax sale on May 11. Closing costs on the seller side usually come down to your payoff, any HOA balance, and whichever share of recordation and state transfer tax your contract assigns.
