Damascus is in upper Montgomery County, where Ridge Road (Route 27) meets Route 108 and Route 124. The town center has shops and townhomes, and the Magruder Branch Trail runs south. Around it is the county’s Agricultural Reserve, set aside in 1980 to keep farmland open. I’m Evan Weissman. Town Center Homes and Rural Lots

Near the town center, there are townhomes, older houses along the main roads and 1970s through 1990s single-family subdivisions. Farther out, there are farmhouses, ranchers and colonials on large lots, many on private wells and septic systems.

The common repairs: old wells and pumps, aging septic systems, roofs and siding, outbuildings and long driveways. For rural homes, a septic inspection and water test are usually part of a financed sale. I buy without those.

The Agricultural Reserve

The Agricultural Reserve covers much of upper Montgomery County, and zoning there keeps lots large and limits new subdivisions. That helps keep the area rural, but it also means buyers can’t easily split a big lot. If your property is in the reserve, I factor those limits in.

Damascus is unincorporated, so only the county property tax applies. Out here, the buyer pool for homes needing work is smaller than down-county, which is where a cash sale helps.

Long Drives and Small Buyer Pools

Damascus is a long way from the Metro and the I-270 job centers, and that narrows the pool of buyers for houses that need work. A rural house with a failing septic system or an old well can sit on the market while a buyer’s lender asks for repairs. With a cash sale, none of that holds up settlement.

If the house is in good shape near the town center, a listing usually makes sense, and I’ll say so.

Montgomery County Records

Even from the top of the county, probate means a trip to the Register of Wills in Rockville, or working with an attorney who handles it. SDAT scheduled Montgomery’s 2026 tax sale for June 8. Transfer and recordation taxes rise in steps with price, and the title company will show the exact amounts before settlement.
