Chesapeake Beach started as a resort at the end of the Chesapeake Beach Railway, which carried weekend crowds from Washington to the Bay until the line shut down during the Depression. The old station is a museum now, and the town has grown out from Fishing Creek with a boardwalk, marinas and a water park. North Beach, incorporated in 1910, sits next door on its own small grid. Bay Cottages, Hill Subdivisions and the North End

The oldest part of Chesapeake Beach (20732) is the grid near the water, with numbered and lettered streets, small lots and a mix of early cottages, rebuilt homes and newer two- and three-story houses. Up the hill, away from the Bay, are subdivisions like Richfield Station and Bayview Hills, plus townhome sections near Fishing Creek. North Beach (20714) packs bungalows, cottages and new builds onto narrow lots between the boardwalk and the marsh. Back from the water, toward Owings and Dunkirk, it’s bigger lots, colonials and split-foyers, many on well and septic.

Salt air is hard on siding, windows and HVAC, and older cottages often need foundations, wiring and plumbing. You don’t need to fix any of it before you call.

I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.

Flood Water, Cliffs and Town Taxes

This is the part of Calvert where water matters most. Hurricane Isabel pushed storm surge into both beach towns in 2003, and North Beach still deals with tidal and storm flooding on some low blocks. Lots near the shoreline are in the Chesapeake Bay Critical Area, and at the south end of Chesapeake Beach the Randle Cliffs keep eroding, so setbacks apply. A flood zone, an elevation certificate or a past insurance claim doesn’t scare me off; I just need to know about it.

Both beaches are incorporated, so the tax bill has two parts. Per SDAT for 2026-27, the county charges 0.605 per $100 inside the towns, and the town adds 0.2977 in Chesapeake Beach or 0.4859 in North Beach. Sewer from both towns goes to the Chesapeake Beach treatment plant, and the county tax sale also collects unpaid town water and sewer accounts.

Owings, Dunkirk and the Paperwork

North Calvert sellers in Owings (20736) and Dunkirk (20754) are a short drive up Route 260 and Route 4, and I buy there just the same. That end of the county mixes farmland, wooded subdivisions and homes on several acres. Estates for any of these houses go through the Register of Wills in the Prince Frederick courthouse, 175 Main Street. Calvert held its 2026 tax sale on May 22. Recordation is $5.00 per $500, there’s no county transfer tax, and the state transfer tax applies as usual.
