St. Charles and the Rest of Waldorf
St. Charles was planned starting in the 1970s and built in neighborhoods like Smallwood, Westlake and Bannister, with townhomes, single-family homes and community associations that collect fees and enforce rules. Outside St. Charles, older Waldorf has 1950s through 1970s ramblers and Cape Cods near the old Route 301 strip, plus many newer subdivisions from the 1990s on.
The townhomes I see often need flooring, paint, appliances and HVAC. The older ramblers need roofs, panels and kitchens. Many Waldorf homes have been rentals, and tenant wear is common. I buy all of it as-is.

Commutes and Timing
