Signs It Might Be Time to Sell

  • Rent comes in late, or not at all, more often than it used to.
  • The house needs a roof, a furnace, or a septic repair that would wipe out years of cash flow.
  • You’ve moved away and are managing it from a distance.

Maryland Tenant Basics (Stated Generally)

These are general rules, not legal advice. Leases differ, and some situations have exceptions, so check with a Maryland landlord-tenant attorney before you act.

  • A lease survives a sale. Under Maryland law, if a landlord sells and the buyer knows the property is leased, the lease stays valid and the buyer has to honor it. That’s why we buy with tenants in place: their lease simply carries over to us. More detail: does a lease survive the sale of a rental.
  • Notice to end a tenancy. For a month-to-month tenancy or a written lease for a term longer than a week, Maryland generally requires a landlord to give 60 days’ written notice to end the tenancy. Local law or the lease can add requirements.
  • Breach of lease. If a tenant breaks the lease, Maryland generally lets a landlord give a written 30-day notice that states the violation and the intent to end the tenancy.
  • Security deposits. For leases signed on or after October 1, 2024, Maryland generally caps the security deposit at one month’s rent, with a narrow exception. The deposit is handled at closing so it transfers properly to the new owner.

It’s exhausting to feel stuck between a tenant who isn’t paying and a court process you’d rather avoid. Older Rentals and Lead Paint

Much of Carroll County’s housing is older, and Maryland’s lead paint law applies to residential rentals built before 1978. Owners of those “affected properties” generally have to register them with the Maryland Department of the Environment, keep that registration current, and meet the law’s lead-risk reduction requirements. If keeping up with those rules on an older house has become one more burden, that’s a fair reason to consider selling. We buy pre-1978 rentals as-is.

Older rentals often come with other issues too: oil heat, original wiring, a tired well pump, or a septic system nobody has looked at in years. We price those in. You don’t fix them.
