Ramblers, Townhomes and New Urbanism
Near Olde Towne, there are early 1900s houses and post-war homes. Much of the city grew in the 1960s through 1980s, so ramblers, split-levels and townhome communities are everywhere. The Kentlands, started in the late 1980s, and the Lakelands next to it were designed to look like old towns, with rowhouses, small-lot single-family homes and HOA rules.
The repairs I see: original 1970s and 1980s kitchens, baths and windows, aging HVAC and water heaters, roofs nearing the end, and townhomes that need everything at once after a long rental. I buy any of them.

Many Gaithersburg townhomes and ramblers spent a decade or more as rentals, and they come back to the owner worn out: patched walls, stained carpet, tired appliances and a long list from the last move-out inspection.
