Newer Communities and Older Ramblers
Much of California is newer: townhomes and single-family homes from the 1980s through the 2000s in communities like Wildewood, many with HOAs and shared amenities. Mixed in are older ramblers and Cape Cods along the original roads, and some larger homes on wooded lots near the Patuxent.
The newer homes usually need roofs, HVAC systems and decks as they reach 20 to 30 years old. The older ones need more. A lot of California homes have been rentals at some point, often for people working at Pax River.

Bridges, Base Traffic and the River
The Thomas Johnson Bridge links California to Calvert County, and Route 235 carries a steady stream of base traffic toward Lexington Park. Being close to both helps resale. Lots near the Patuxent can fall within the Critical Area, which limits building near the shoreline.
