Frederick County is Maryland’s largest county by land area, running from the Pennsylvania line at Emmitsburg down to the Potomac at Brunswick, with the City of Frederick sitting where I-70, I-270 and US 15 cross. In between are twelve incorporated towns, fast-growing communities like Urbana and Ballenger Creek, and a lot of farmland. I’m Evan Weissman. I buy houses for cash across the county as they are, and as a licensed agent I can list yours when the market will pay more.

Frederick County Communities I Cover

Town and community pages for Frederick County:

  • City of Frederick: downtown rows, the Golden Mile, Worman’s Mill and the city ZIPs
  • Mount Airy: the ridge town on MD 27 and I-70, split between Frederick and Carroll
  • Urbana: the I-270 growth area around MD 80 and MD 355
  • Walkersville: the town on MD 194 just north of the city
  • Thurmont: US 15 at the foot of Catoctin Mountain
  • Brunswick: the railroad town on the Potomac
  • Ballenger Creek: the big unincorporated community south and west of the city
  • Middletown and Emmitsburg, along with Myersville, New Market, Jefferson, Adamstown and the roads between

If your community isn’t named, call anyway. Mailing addresses in this county often don’t match town lines. If your property is on the Carroll side of the line, see the Carroll County page and the Westminster page.

I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.

From Downtown Rows to Farmhouses

Frederick’s housing changes fast as you leave the city. Downtown has brick rows and twins from the 1800s, many inside a historic district with its own design review. The Golden Mile on US 40 and the older suburbs around it have ranchers and split-levels from the 1950s through the 1970s. Urbana, Ballenger Creek and the I-270 corridor are full of townhomes and colonials from the 1980s on, almost all with HOAs. Out toward Thurmont, Middletown, Emmitsburg and the Potomac, you’ll find farmhouses, bank barns and ranchers on acreage, most on wells and septic.

Town Taxes on Top of County Taxes

Living inside a municipality adds a town or city tax to your bill. For 2026-27, the City of Frederick charges about $0.71 per $100, while city residents get a lower county rate of $1.0125 instead of the countywide $1.11. Brunswick, Thurmont, Emmitsburg, Middletown and Walkersville each add their own rate as well. Unincorporated areas like Urbana and Ballenger Creek pay only the county rate, even when the mailing address says Frederick. Knowing which applies helps you understand what buyers will budget for.

Frederick County Paperwork and Deadlines

A few things that come up in almost every Frederick County sale:

How I Work in Frederick County

  1. You tell me about the house by phone, text or the short form.
  2. I walk through it at a time that works for you.
  3. You get a written cash offer with my reasoning, plus a listing estimate if it’s worth comparing. No obligation.
  4. You choose the settlement date. A Maryland title company handles the title work, payoffs and deed. No commission to me on a cash sale.

I renovate most of the houses I buy, and if I ever partner with another local buyer on one, I’ll tell you before you sign.

Three Ways to Sell in Frederick County

Option 1: A fast, as-is cash offer

I buy the house myself. No repairs, no showings, no commission on my purchase, and you choose the closing date.

Option 2: List with me on the open market

If your house is ready and you have time, a listing may bring more, especially in high-demand areas near I-270. I’d represent you under a written listing agreement. You’d pay a commission, and no one can promise a price.

Option 3: Renovate and Sell Together

Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.

I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.

Side-by-side paths: cash offer vs listing in Maryland.

Behind on Mortgage Payments

If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. More here: behind on mortgage or facing foreclosure.

Neighboring Counties

Frederick borders Carroll County to the east, Montgomery County to the south and Howard County at its southeast corner. The homepage shows everywhere I buy. For a longer local read, see what Frederick County sellers ask.
