Brunswick began as Berlin, laid out in 1787 at an old Potomac crossing. In 1890 the B&O Railroad moved its big freight yard here, and the town was incorporated that same year under a new name, Brunswick, to avoid confusion with Berlin on the Eastern Shore. The MARC line that carries commuters toward Washington is still named for it. I’m Evan Weissman, a Maryland agent who also buys homes outright. On a Brunswick house you can take my cash number, or have me market it if the open market looks stronger.

Railroad Housing on the Hill

The railroad boom built most of old Brunswick in a hurry. Frame houses and brick rows climb the hill above the tracks, many built between 1890 and 1920 for the people who worked the yards. They often have narrow lots, steep streets, small yards, and foundations and porches that have had a hard century. Inside, I see old wiring, plaster, and heating systems that have been patched for decades.

I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.

Brunswick Crossing and Newer Streets

Brunswick Crossing, the large planned community on the east side of town, has added a lot of newer homes and townhomes, and those sell very differently from the old houses near the tracks. If you own one of the newer homes, a listing often makes sense. If you own an older house that needs serious work, a cash sale can save you a lot of trouble.

The River, the Canal and Flood Risk

The C&O Canal towpath runs along the Potomac right below town, and that’s a draw for buyers who bike, hike or paddle. Houses close to the river can sit in a floodplain, though, and flood insurance changes what a financed buyer can afford. Check FEMA’s map for your address. I buy flood-zone houses and price the risk honestly.

Taxes, Estates and Closing

Brunswick is a city with its own levy of 41 cents per $100 of assessed value this year, stacked on the county’s $1.11. Heirs file at the Frederick County Register of Wills on West Patrick Street before anyone can sign a sales contract. A delinquent county bill can land in the tax sale, which Frederick held on May 11 in 2026. Expect recordation and the state transfer tax on the settlement statement, but no county transfer tax.

Three Ways to Sell

Option 1: Cash for the house as-is

Leave the porch repairs, the old furnace and the junk in the basement to me. There’s no commission on my side, and a title company closes on a date you set.

Option 2: List with me

Brunswick’s MARC station and river access draw buyers who commute to Washington or Frederick. For a house that’s been kept up, a listing could pull a higher number, though you’d wait longer and pay a commission. I’ll write out the likely net of each so you can compare.

Option 3: Renovate and Sell Together

Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.

I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.

Side-by-side paths: cash offer vs listing in Maryland.

Behind on Mortgage Payments

If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. Will you buy an old railroad house in Brunswick?

Yes. I buy older frame and brick homes on the hill that need work, and I price the repairs in.

Do you buy in Brunswick Crossing?

Yes. I’ll make a cash offer on newer homes too, and I’ll tell you honestly if listing would net you more.

My Brunswick house is near the river. Will flood risk stop a sale?

No. It can limit financed buyers because of insurance, but I buy flood-zone houses as they are.

Can I sell a Brunswick rental with the tenant still there?

Yes. Leases stay in force after a sale, and I’m used to buying occupied houses. Share the lease and payment history.

Do you buy in Knoxville, Jefferson and Point of Rocks?

Yes. I buy across south Frederick County, not just inside Brunswick’s city limits.
