Sell Your Suitland or Temple Hills House Without Repairs
Suitland grew up around the federal center that now houses the Census Bureau’s headquarters, and Temple Hills spreads south along Branch Avenue and St. Barnabas Road toward Henson Creek. Both are mostly mid-century suburbs with brick houses, and both have Green Line stations close by. I’m Evan Weissman. I buy houses here for cash in any condition, and I’ll list yours when that pays more.

Mid-Century Brick and Garden-Era Homes
Most of what I see here dates from the 1940s through the 1960s: brick ramblers, Cape Cods, split-levels and duplexes, plus some townhome communities built later. Many of these houses have had several owners and stretches as rentals. The usual repairs are roofs, outdated electrical panels, aging furnaces and water heaters, worn kitchens and baths, and basements that take on water.
I buy with all of that in place. You don’t need to clean out, paint or fix anything before calling me.
I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.
Commutes, Parks and the Base
The Suitland and Branch Avenue Metro stations, Suitland Parkway and the Beltway make this a commuter area, which helps resale. Joint Base Andrews is just east, so some sellers call because of orders or a move after retirement. The Henson Creek Trail runs along the stream through Temple Hills, and houses near it can be prettier but sometimes wetter.
If your house is updated and close to the Metro, a listing may do well. I’ll be honest about which option looks better for your situation.
Prince George’s Records
Estates for Suitland and Temple Hills houses go to the Register of Wills at 14735 Main Street in Upper Marlboro. The county’s 2026 tax sale was May 11, per SDAT. Single-family rentals require a county rental license.
Three Ways to Sell
Option 1: A cash sale with no fix-ups
I buy without repairs or showings, cover my side of closing and pay you no commission. You pick the settlement date.
Option 2: List it with me as your agent
An updated house near the Green Line can sell well on the market. Listing takes a commission and more time, so I’ll show you both nets.
Option 3: Renovate and Sell Together
Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.
I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.
Side-by-side paths: cash offer vs listing in Maryland.
Behind on Mortgage Payments
If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. Will you buy a Temple Hills house that needs a lot of work?
Yes. Roofs, panels, furnaces and dated kitchens are all things I price in. You don’t need to fix anything first.
Can I sell my Suitland house if I am moving for Andrews orders?
Yes. Give me your date and we’ll plan settlement around it. You can sign remotely if you’ve already moved.
Do you buy Suitland duplexes and rentals?
Yes. Send me the leases if they’re occupied, and I’ll buy with tenants in place.
Is a Temple Hills house near Henson Creek harder to sell?
Only if it takes on water, which some do. Tell me what you know, and I’ll factor it into my offer.
Where do I go for probate on a Suitland house?
The Prince George’s Register of Wills in the courthouse on Main Street in Upper Marlboro.
Will you buy a Temple Hills house with a reverse mortgage or second loan?
Usually, yes. Both get paid off from the sale proceeds at settlement. The title company orders the payoff figures, and I’ll go over the numbers with you before you sign.
