Old Summer Cottages and Newer Subdivisions

Many of the creekside communities, places like Riviera Beach and the streets off Bodkin, Stoney and Rock Creeks, started as summer cottages and were winterized and added onto over the years. Those houses can have odd layouts, low crawl spaces and additions that were never permitted. Inland, along Route 100 and Mountain Road, you’ll find ranchers, split-levels and newer townhome sections that look more like the rest of north county.

Critical Area Rules Near the Water

If your lot is within roughly 1,000 feet of tidal water, it’s probably in the Chesapeake Bay Critical Area. The first 100 feet from the shoreline is a buffer where clearing, building and even some additions need county approval. Buyers who want to expand a waterfront house find this out fast, and some walk away.

I buy Critical Area houses knowing those rules. Bring any permits, surveys, and bulkhead or pier paperwork you have. If you don’t have them, that’s fine too; I’ll work from what the county has on file.

Pasadena Records and Deadlines

An estate for a Pasadena home is handled by the Register of Wills on Commerce Park Drive in Annapolis. If county taxes are past due, check the date on your notice; SDAT shows the 2026 Anne Arundel tax sale on June 3. Some older pockets still run on septic, so pull any pump-out or inspection records you have.
