Easton is the county seat of Talbot County, with a downtown of brick storefronts around the courthouse, the Avalon Theatre, and the Waterfowl Festival that fills the streets every November. Route 50 runs past on the east, and Route 33 heads west toward St. Michaels. I’m Evan Weissman. Downtown Homes, Subdivisions and Water

Near the courthouse and the old streets around Washington and Harrison, there are 1800s and early 1900s homes: brick, frame, Victorians and colonial revivals, many beautifully kept and some badly needing work. Around town, there are mid-century ranchers and newer subdivisions. West of town, toward Easton Point and the Tred Avon, there are waterfront and near-water properties.

The older houses can need roofs, foundations, wiring and plumbing. The near-water ones bring Critical Area rules and sometimes septic and bulkhead issues. I’ll buy any of them.

Town Utilities, Taxes and the Critical Area

Easton is unusual because the town owns its own utility company, Easton Utilities, which provides electric, water and sewer service in town. Inside town limits, the property tax is 0.52 per $100, with a lower county rate, according to SDAT’s 2026-27 table. Outside town, you pay only the Talbot rate.

Lots within about 1,000 feet of tidal water fall in the Chesapeake Bay Critical Area, where clearing and building near the shoreline are limited. Buyers planning a waterfront addition need to know that.

Talbot County Records

The Talbot Register of Wills is in the courthouse at 11 N. Washington Street in Easton. The county tax sale was May 20 in 2026, per SDAT. Talbot charges a 1.0% transfer tax and recordation of $6.00 per $500, split however your contract says.
