Sell Your Aspen Hill House, Rambler or Townhome
Aspen Hill spreads out along Georgia Avenue and Connecticut Avenue north of Wheaton, with Bel Pre Road and Layhill Road crossing through. Matthew Henson State Park runs along a stream valley in the middle. It’s an unincorporated part of Montgomery County. Here’s how I work: I’m Evan Weissman, and I can buy an Aspen Hill house for cash as it stands or sell it for you as a listing agent.
Call or text (410) 498-7473, or request a cash offer.
Split-Levels, Ramblers and Townhome Rows
Most of Aspen Hill was built in the 1960s and 1970s: split-levels, ramblers and two-story colonials on quarter-acre lots, plus townhome communities off Bel Pre and Georgia. Many houses still have original kitchens, baths, windows and sliding doors.
At 50-plus years, these homes need a lot at once: roofs, HVAC, panels, plumbing and decks. Buyers compare them with updated homes in the same neighborhoods, which makes dated ones harder to sell. I take those on so you don’t have to.
I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.
Rentals, HOAs and Taxes
There’s no town layer of tax in Aspen Hill. Many of the townhomes are leased, and a renter’s rights go with the house when it sells. I’m glad to buy one that’s occupied.
Townhome communities here have HOAs with resale packages and sometimes past-due dues. Tell me up front, and I’ll work it into my offer. If the community has a special assessment coming, put that on the list too, since it shows up in the resale package.
Estates and Long-Held Homes
Many Aspen Hill houses have had the same owner since they were built. When heirs take over, the house often needs a full update and a cleanout, and the heirs may live far away. I can wait while the estate is opened, do the walk-through with a relative or a lockbox, and handle the cleanout after closing. If someone in the family wants to keep the house, I’ll tell you what a listing price would look like so you can compare.
Montgomery County Records
When an Aspen Hill owner passes away, the estate opens with the Montgomery Register of Wills at 50 Maryland Avenue in nearby Rockville. SDAT listed June 8 for the 2026 county tax sale. Transfer and recordation costs follow price brackets in Montgomery, so let the title company quote them.
Three Ways to Sell
Option 1: I buy it as it stands
Sell it dated and full of stuff if that’s how it is. No tours, no commission on my end, and settlement fits your plans.
Option 2: List it with me
Updated Aspen Hill homes sell steadily. The tradeoff is a fee and more time, and I’ll spell out both results.
Option 3: Renovate and Sell Together
Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.
I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.
Side-by-side paths: cash offer vs listing in Maryland.
Behind on Mortgage Payments
If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare.
