Brooklyn and Curtis Bay are at the far south end of Baltimore, where the Patapsco River meets Curtis Creek. They came into the City from Anne Arundel County in the 1918 annexation, and some 21225 addresses are still in Anne Arundel. City or County? Check First

Brooklyn Park, just south, is Anne Arundel County, and the ZIP code doesn’t tell you which side you’re on. Your tax bill does. If it shows Baltimore City, you pay $2.248 per $100, City transfer and recordation taxes, and you need a City lien certificate. If it shows Anne Arundel, different rules apply, which the Anne Arundel page covers. I buy on both sides of the line.

Houses Near the Water and the Port

Along Patapsco Avenue, Hanover Street and the streets near Farring-Baybrook Park, I see frame houses with aluminum or asbestos siding, brick rows with flat roofs, and small Cape Cods. Common problems include rust on porch rails, termite damage in older framing, and drainage issues on low lots. Some houses here have been in the same hands for fifty years and haven’t been updated since.

Tax Sale Pressure in South Baltimore

Baltimore City’s 2026 tax sale was set for May 18. Overdue property tax, and in some cases unpaid water bills, can put a lien up for sale. Redeeming after a sale gets expensive fast. If you’re behind, call the City’s Bureau of Revenue Collections early, and read the City tax sale guide. Selling before the sale is one option, but not the only one.

Rentals and Tenants

Many Brooklyn and Curtis Bay homes are rentals. In Baltimore City, rental properties need a City rental license, and pre-1978 rentals have to follow Maryland’s lead law. I can buy with tenants in place and honor their leases. See selling a rental with tenants.

Getting Around From Here

Brooklyn and Curtis Bay feel separate from the rest of the City, but they’re close to a lot. The Hanover Street bridge takes you to South Baltimore and downtown. I-895 and I-695 are minutes away, and BWI is a short drive south. Port and industrial jobs nearby keep steady rental demand, which is one reason so many investors own houses here.
