Indian Head sits at the end of Route 210, on a peninsula between the Potomac River and Mattawoman Creek. The Navy has been here since 1890, and the base still shapes the town. The Indian Head Rail Trail runs east from here along the old Navy rail line. I’m Evan Weissman. I buy Indian Head houses for cash as they are, and I’ll list yours instead when that nets you more.

Navy Town Housing

Much of the housing in and around town went up to serve the base: modest frame and brick houses, duplexes and ramblers from the 1940s through the 1960s, on small lots and short streets. Newer subdivisions have filled in along Route 210 and toward Bryans Road, with larger single-family homes and some townhomes.

The older houses tend to need roofs, windows, electrical updates and plumbing. Some have been rentals for years. I buy them as-is, with tenants or without.

I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.

Water on Three Sides

With the Potomac on one side and Mattawoman Creek on the other, a lot of Indian Head is close to tidal water. Lots within about 1,000 feet of it fall in the Chesapeake Bay Critical Area, which limits clearing and building near the shoreline. Some low areas can flood in big storms.

The flip side is the water views and the trail, which some buyers love. I factor in both the limits and the appeal.

The town is a long drive down Route 210 from the Beltway, and that distance narrows the pool of buyers for houses that need work. Updated homes with water views still draw interest. For a dated house, or one with a tenant who isn’t paying, a cash sale can save months of waiting.

Town Taxes and Records

Indian Head adds a town property tax of 0.34 per $100 inside its limits, in SDAT’s 2026-27 table. Estates go to the Charles Register of Wills at 11 Washington Avenue in La Plata. The county tax sale was May 12 in 2026 on SDAT’s list.

Three Ways to Sell

Option 1: Cash for it the way it is

No repairs, cleanout or showings. I pay no commission on my own purchase, and you choose the settlement date.

Option 2: A listing with me as your agent

An updated Indian Head house with a view can draw buyers. A listing costs a commission and time, and I’ll show you both nets.

Option 3: Renovate and Sell Together

Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.

I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.

Side-by-side paths: cash offer vs listing in Maryland.

Behind on Mortgage Payments

If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. Do Critical Area rules affect selling in Indian Head?

For lots near tidal water, they limit future building. They don’t stop a sale, and I factor them into my offer.

Can I sell my Indian Head rental with the tenant in place?

Yes. Send me the lease, and I’ll buy it occupied. I’ll treat your tenant respectfully.

Is there a town tax in Indian Head?

Yes, for houses inside town limits. Your tax bill will show it.

Where is probate for an Indian Head house?

At the Charles County Register of Wills in the courthouse on Washington Avenue in La Plata.

Can I sell an Indian Head house that floods in big storms?

Yes. Tell me how often it happens and how high the water gets. I’ll factor it in and buy the house as-is.
