Sell Your Bladensburg or Riverdale House As-Is for Cash
Bladensburg was a colonial port on the Anacostia, and the 1814 Battle of Bladensburg was fought right here. Riverdale Park, just up the river, grew around the Riversdale mansion and the railroad. Today both are older inside-the-Beltway communities with a lot of brick houses and the Purple Line being built through them. I’m Evan Weissman. I buy houses here for cash as-is, and I list them too.

Older Homes Along the River
Housing here runs from early 1900s frame houses and bungalows in Riverdale Park to 1940s and 50s brick Cape Cods, colonials and duplexes on both sides of the river. Many have been rentals at some point. The most common repairs I see are old roofs, outdated electrical, furnaces and boilers near the end of their life, and basements that take on water.
I’ll make an offer on any of them. If yours has been renovated and you have time, a listing may net more, and I’ll show you that.
I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.
Levees, the Critical Area and the Purple Line
The Anacostia used to flood these towns regularly, and the Army Corps of Engineers built levees along the river to protect them. Whether your house sits behind a levee, and what flood zone it’s in, can affect insurance and how buyers see it. Lots close to the tidal river may also fall in the Chesapeake Bay Critical Area. Bladensburg Waterfront Park sits right on the river.
The Purple Line light rail is under construction through Riverdale Park, and the MARC Camden Line already stops at Riverdale. Construction can be a hassle now and a plus later. I factor both into my offer.
Records and Local Taxes
Both are incorporated towns with their own taxes: Bladensburg at 0.74 and Riverdale Park at 0.689 per $100 for homes in SDAT’s 2026-27 table. Estates go to the Prince George’s Register of Wills at 14735 Main Street, Upper Marlboro. The county tax sale was May 11 in 2026 per SDAT.
Three Ways to Sell
Option 1: I buy it, wet basement and all
No repairs, inspections or showings, and no commission on my side. You set the closing date.
Option 2: List it with me
Renovated houses near the MARC station and future Purple Line stops can draw interest. Listing costs a commission and time, and I’ll show you both nets.
Option 3: Renovate and Sell Together
Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.
I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.
Side-by-side paths: cash offer vs listing in Maryland.
Behind on Mortgage Payments
If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. Will you buy a Bladensburg house in a flood zone?
Yes. Tell me your flood zone and whether you carry flood insurance. I’ll factor it in and buy the house as-is.
Does Purple Line construction hurt my Riverdale Park sale?
It can make showings harder for a listing right now. My offer doesn’t depend on showings, and I factor in the long-term upside too.
Can I sell a Bladensburg duplex that has been a rental for years?
Yes. Send me the leases if it’s occupied. I buy rentals with tenants in place and treat them respectfully.
Is my Riverdale house inside Riverdale Park town limits?
Check your tax bill for a town line. Some Riverdale addresses are unincorporated county.
Where is probate for a Bladensburg house?
At the Prince George’s Register of Wills in the courthouse on Main Street in Upper Marlboro.
Can I sell a Riverdale house that has been vacant for a while?
Yes. Empty houses can pick up problems like leaks or pests. I’ll walk through it, price whatever I find, and you won’t need to clean it out first.
