What Changes From One Part of the County to Another
Inside the Beltway, much of the housing went up from the 1920s through the 1960s: bungalows, brick Cape Cods, ramblers and duplexes on small lots. Those houses often need roofs, electrical work, heating systems and basement waterproofing. Outside the Beltway, the 1970s through 2000s brought split-levels, colonials and townhome communities with HOAs. In the south and east, toward the Patuxent, there are farms, horse properties and houses on wells and septic.
Municipal taxes are the other big difference. Bowie, Greenbelt, Hyattsville, Laurel, District Heights and many smaller towns add their own property tax on top of a reduced county rate, while unincorporated areas pay only the county rate. A mailing address doesn’t always tell you which applies, so check your tax bill.
Prince George’s Records and Closing Costs
Estates for any Prince George’s house open with the Register of Wills in the courthouse at 14735 Main Street in Upper Marlboro. Unpaid county taxes go to the annual tax sale, which SDAT listed for May 11 in 2026. The county transfer tax is 1.4% of the price, and recordation is $2.75 per $500, on top of the state transfer tax; your contract sets who pays what. Single-family rentals need a county rental license, and some towns have their own rental rules too.
