Union Bridge took its name from a bridge over Little Pipe Creek that joined two settlements, and it grew because the Western Maryland Railroad set up shops and offices here in the 1860s. The railroad’s 1902 station and office buildings on North Main Street now house a railroad museum. I’m Evan Weissman. I buy Union Bridge houses for cash as they sit, and I’ll list one when the market is the better route.

A Railroad Town of About a Thousand

The town was chartered in 1872 and has stayed small ever since. Houses along Main Street (MD 75) and the side streets are mostly 1800s and early 1900s frame and brick homes, many built for people who worked for the railroad, with a few later ranchers and newer homes on the edges. These houses are often affordable by Carroll standards, which is why they attract first-time buyers and investors alike, but they also tend to need more than cosmetic work.

I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.

The Creek, the Plant and the Farms

Little Pipe Creek runs along the low side of town, and a few streets sit near its floodplain. A big cement plant operates on the edge of town, and its truck and rail traffic matter to some buyers. Beyond the town line, farms and old crossroads like Linwood and Keymar take over, with farmhouses on private wells and septic. I take all of that into account when I make an offer.

Small-Town Market Realities

Because Union Bridge has so few sales each year, pricing can be tricky. A dated house may need a patient listing, and one that needs a roof, a heating system and a new bathroom may sit for months. Updated houses still sell to buyers who want the lowest price in the county. I’ll tell you honestly which situation you’re in.

Taxes, Estates and Closing

Homes inside Union Bridge pay the town rate, $0.35 per $100 for 2026-27, plus Carroll’s $1.018. Estates open at the Carroll County Register of Wills in Westminster. The county’s 2026 tax sale was scheduled for June 26. At settlement you’ll see Carroll’s recordation of $6.50 per $500 and the 0.5% state transfer tax, with no county transfer tax.

Three Ways to Sell

Option 1: I buy it for cash, as-is

No repairs, no cleanout, no showings. I pay no commission on my purchase and close through a Maryland title company on your schedule.

Option 2: You list and I represent you

If your Union Bridge house is updated, a listing may bring more than a cash sale. It takes longer and carries a commission, and I’ll put both nets on paper.

Option 3: Renovate and Sell Together

Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.

I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.

Side-by-side paths: cash offer vs listing in Maryland.

Behind on Mortgage Payments

If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. More here: behind on mortgage or facing foreclosure.

West Carroll Pages

My home base is Hampstead, and Westminster is the county seat where Carroll estates and land records are handled. Also near Union Bridge: New Windsor and Taneytown, plus Walkersville across the Frederick line. See the Carroll County page for more.

Will you buy an old railroad-era house in Union Bridge?

Yes. Nineteenth-century frame houses with old systems are something I buy and fix up regularly.

Does living near the cement plant hurt my home value?

Some buyers care about the truck and rail traffic, and that can affect listing price. It doesn’t stop me from buying.

Is my Union Bridge house in a flood zone?

Some streets near Little Pipe Creek are. Check FEMA’s map for your address. I buy flood-zone houses as-is.

Do you buy farms near Linwood and Keymar?

Yes. Farmhouses and acreage across west Carroll are welcome.

Are there fees if I sell my Union Bridge house to you?

No commission to me on a cash sale. The title company handles normal seller-side taxes and payoffs at settlement.
