We Buy Pigtown and Washington Village Houses for Cash
Pigtown, also called Washington Village, grew up around the B&O Railroad’s Mount Clare shops in Southwest Baltimore. That site is now the B&O Railroad Museum. Washington Boulevard is the main street, Carroll Park and the Mount Clare Museum House are at the west end, and the stadiums are a short walk east. Most houses are narrow brick rows from the 1800s. I’m Evan Weissman. I buy here for cash as-is, and I list as well.

Lead Paint in Pigtown Rows
Almost every house here was built long before lead paint was banned in 1978. If you rent one out, Maryland’s lead law requires you to register the house with MDE and pass a lead inspection at every turnover. Many small landlords decide to sell instead of keeping up with it. I buy rentals whether they’re in compliance or not, and the new owner takes on registration. See lead paint when selling.
I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.
Narrow Rows, Old Bones
Many Pigtown rows are only twelve to fourteen feet wide, two stories, with small back yards that open onto alleys. Brick that needs repointing, sagging joists, flat roofs, rear kitchens added on later, and old cellars with low ceilings are typical. Some blocks have been heavily updated and others haven’t been touched in decades. I buy at both ends.
Close to Downtown and the Stadiums
You can walk from Pigtown to Camden Yards, M&T Bank Stadium, the University of Maryland medical campus and downtown jobs, and buyers notice. Game days bring traffic and parking issues, though. Rows closest to the boulevard and the stadium area sell differently from those near Carroll Park.
City Taxes When You Sell
You’ll need a City lien certificate. The City charges a 1.5% transfer tax and $5.00 per $500 in recordation, and the state adds 0.5%. Property tax is $2.248 per $100, and owner-occupants get a 4% homestead cap.
Inheriting a Pigtown Row
If you’ve inherited a row here, estates open at the Register of Wills on Calvert Street downtown. Once you’re appointed personal representative, you can sell. See inheriting a Baltimore rowhouse.
The Railroad Past Still Shows
Pigtown got its name from the pigs once driven through the streets from the rail yards to the slaughterhouses. Today the B&O Railroad Museum’s roundhouse sits at the edge of the neighborhood, and the rail lines still run nearby. Some blocks back up to the tracks or to commercial buildings, and that affects price. Blocks near Carroll Park and the old Mount Clare mansion tend to draw more interest.
Three Ways to Sell
Option 1: Cash for the row as it is
No lead abatement, no repairs and no showings. You choose the closing date.
Option 2: List an updated row
Rehabbed rows near the stadiums and downtown can draw buyers. If yours is one, listing is worth a look.
Option 3: Renovate and Sell Together
Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.
I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.
Side-by-side paths: cash offer vs listing in Maryland.
Behind on Mortgage Payments
If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. Do you buy Pigtown rentals that are not lead-registered?
Yes. Disclose the status, and I’ll buy as-is.
Are narrow Pigtown rows hard to sell?
Not when they’re updated. Unrenovated rows do better with a cash buyer who handles the work.
Does being near the stadiums help my price?
It can draw buyers, but game-day traffic and parking cut the other way.
Will you buy a row with sagging floors?
Yes. Joist and structural repairs are something I price in.
Where do I open an estate for a Pigtown house?
At the Baltimore City Register of Wills, Courthouse East, 111 North Calvert Street.
