Sell Your Rockville House, Twinbrook to the West End
Rockville is the Montgomery County seat, with the courthouse, the county offices and Rockville Town Square in its downtown along Route 355. The Red Line stops at Rockville and Twinbrook, and MARC and Amtrak trains stop downtown too. Evan Weissman here. I buy in Rockville with my own cash, no repairs required, and I can also list a house that would fetch more on the open market.

Older Homes Near Downtown, Post-War Streets Beyond
Near downtown, the West End has houses from the late 1800s through the 1930s, some within local historic districts. Twinbrook, built in the late 1940s and 1950s, is mostly small brick and frame ramblers on regular lots. Other parts of the city and the unincorporated areas around it have 1960s split-levels, colonials and townhome communities.
The repairs I see: original wiring and plumbing, small kitchens, one bath where buyers want two, wet basements and roofs at the end of their life. I buy any of them as they are.
I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.
City Taxes, Licenses and Historic Rules
Inside city limits, Rockville’s property tax is 0.292 per $100 on top of the county rate, in SDAT’s 2026-27 table. Many 20852 and 20853 addresses are outside the city, so check your bill. The city licenses rental properties, and the county has its own rules too.
If your house is in a Rockville historic district, exterior changes need approval from the Historic District Commission. That matters to buyers planning additions. It doesn’t stop a sale.
Estates and Long-Held Homes
Plenty of Rockville houses have had one owner for 40 or 50 years. When they pass to the next generation, the house often needs a full update, and the heirs live in other states. With the Register of Wills right downtown, the probate part is close by. I can wait while the estate is opened, buy the house as-is, and handle the cleanout.
Montgomery County Records
The Register of Wills is right in town, in the Judicial Center at 50 Maryland Avenue. The county tax sale was June 8 in 2026, per SDAT. Montgomery’s transfer and recordation taxes are tiered by price, with some exemptions, so ask the title company for your exact figures.
Three Ways to Sell
Option 1: A cash sale, any condition
Leave the cleanup and repairs behind. I take no commission when I’m the buyer, and the closing day is your call.
Option 2: List it with me as your agent
Updated Rockville homes near Metro often sell quickly. That takes a fee and some patience; I’ll lay the numbers side by side.
Option 3: Renovate and Sell Together
Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.
I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.
Side-by-side paths: cash offer vs listing in Maryland.
Behind on Mortgage Payments
If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. Will you buy a small Twinbrook rambler that needs updating?
Yes. Original wiring, small kitchens and one bath are fine. I price the updates in.
Can I sell a house in a Rockville historic district as-is?
Yes. Historic rules affect future exterior changes, not the sale. I factor them into my offer.
Is my Rockville address inside city limits?
Your tax bill shows a city line if it is. Many 20852 and 20853 addresses are unincorporated.
Do you buy Rockville rentals with tenants?
Yes, renter and all. I’ll want the lease and the city license if you have one.
How close is the Montgomery Register of Wills to downtown Rockville?
It’s in the Judicial Center on Maryland Avenue, a short walk from Rockville Town Square.
Can I sell a Rockville house with a wet basement?
Yes. Tell me what you’ve seen and what’s been tried. I’ll buy it without repairs.
