Washington County runs from South Mountain west to Sideling Hill, with the Potomac along its southern edge and Pennsylvania along its northern one. Hagerstown sits in the middle, where I-70 and I-81 cross. Around it are river towns, mountain towns, orchard country and a lot of farmland. I’m Evan Weissman. I buy Washington County houses for cash as-is, and I list them too when that will net you more.

Washington County Towns I Cover

These pages cover each area in more detail:

  • Hagerstown: the county seat, with downtown brick rowhomes and suburban ranchers
  • Williamsport: the river town at the mouth of Conococheague Creek, on the C&O Canal
  • Boonsboro: Main Street homes at the foot of South Mountain
  • Smithsburg: a small town surrounded by orchards
  • Hancock: the narrowest point of Maryland, where I-70 meets I-68
  • Maugansville and Halfway: suburbs north and southwest of Hagerstown

I also buy in Sharpsburg, Keedysville, Clear Spring, Funkstown and the countryside between them.

I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.

Old Houses, Limestone and Rivers

Much of the county’s housing is old: 1800s brick and stone homes in the towns, early 1900s rowhomes in Hagerstown, and farmhouses across the valley. Those houses often need roofs, repointing, wiring, plumbing and foundation work. The Hagerstown Valley sits largely on limestone, so settling and occasional sinkholes come up in some spots. Along the Potomac and its creeks, low ground can flood.

Buyers with loans can struggle with those issues, especially when an appraiser asks for repairs. That’s where a cash sale can help. For updated houses, especially in the suburbs around Hagerstown, a listing often does well.

Washington County Records and Costs

Estates go to the Register of Wills at 100 W. Washington Street in Hagerstown. The county tax sale was June 2 in 2026, according to SDAT. Washington County charges a 0.5% transfer tax and recordation of $3.80 per $500, plus the state transfer tax, with the split set by your contract. Hagerstown, Williamsport, Boonsboro, Smithsburg, Hancock and the other towns each add their own property tax inside their limits.

Three Ways to Sell

Option 1: A cash sale, any condition

Leave the repairs, the cleanout and the showings to me. No commission on my purchase, and you choose the settlement date.

Option 2: A listing with me as your agent

If your house is updated and you have time, a listing may bring more. That path costs a commission and some waiting, and I’ll show you both nets.

Option 3: Renovate and Sell Together

Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.

I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.

Side-by-side paths: cash offer vs listing in Maryland.

Behind on Mortgage Payments

If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. More here: behind on mortgage or facing foreclosure.

Do you buy houses all over Washington County?

Yes, from Hagerstown out to Hancock, Clear Spring, Sharpsburg and the farms in between.

Will you buy a Washington County farmhouse on well and septic?

Yes. Share any water tests or septic records you have, and I’ll make an offer either way.

Where do I file probate for a Washington County house?

At the Register of Wills on West Washington Street in Hagerstown. A personal representative can sign once appointed.

When is the Washington County tax sale?

Once a year. SDAT listed June 2 for 2026. If you’ve received a notice, read the dates carefully.

Can I sell a Washington County house with sinkhole damage?

Yes. Tell me what happened and what was repaired. I factor it in and buy the house as-is.

Do town taxes apply everywhere in Washington County?

No. Only inside incorporated towns like Hagerstown or Boonsboro. Your tax bill will show a town line if one applies.
