Sell Your Salisbury House, Historic Newtown to the Bypass
Salisbury is the biggest city on the Lower Eastern Shore, the Wicomico County seat, set where the Wicomico River turns into a working port. Route 13 and Route 50 cross here, and the old neighborhoods near downtown give way to post-war streets and newer subdivisions out toward the bypass. I’m Evan Weissman. I buy Salisbury houses for cash as-is, and I’ll list yours when that nets more.

Historic Neighborhoods and Post-War Streets
Close to downtown, the Newtown and Camden historic districts have large Victorian and early 1900s homes, many with wraparound porches, tall ceilings and the repairs that come with them: old wiring, plaster, slate or asbestos roofs and big old heating systems. Some have been split into apartments. Farther out, there are 1940s through 1970s ranchers and Cape Cods, then newer subdivisions and townhomes near the bypass.
Many Salisbury houses have spent years as rentals. Tenant wear, deferred upkeep and code notices are common reasons people call. I buy with all of that as it is.
I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.
City Taxes, Rentals and the River
Inside city limits, Salisbury’s property tax is 1.0332 per $100 in SDAT’s 2026-27 table, on top of the Wicomico rate of 0.7799. That combined bill is something buyers notice. Many 21801 and 21804 addresses are outside the city, so check your bill. The city also has its own rental registration rules, so if you’re selling a rental, check your status with the city.
Houses near the Wicomico River can sit in a floodplain. Tell me if water has ever come in.
Wicomico County Records
Estates go to the Wicomico Register of Wills in the courthouse at 101 North Division Street in Salisbury. The county tax sale was June 9 in 2026 per SDAT. Wicomico doesn’t charge a county transfer tax, though state transfer and county recordation of $3.50 per $500 still apply.
Three Ways to Sell
Option 1: I buy the house as it stands
No repairs, tenant turnover or showings. I pay no commission on my purchase, and you choose the closing date.
Option 2: List it with me as your agent
An updated Salisbury house can sell well, especially outside the busiest rental areas. A listing costs a commission and time, so I’ll show you both nets.
Option 3: Renovate and Sell Together
Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.
I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.
Side-by-side paths: cash offer vs listing in Maryland.
Behind on Mortgage Payments
If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. More here: behind on mortgage or facing foreclosure.

Will you buy a big old Victorian in Salisbury’s Newtown district?
Yes. Old wiring, plaster and roofs are things I price in. You don’t need to fix anything first.
Do you buy Salisbury rentals with tenants in place?
Yes. Send me the leases, and I’ll buy the house occupied. I’ll treat your tenants respectfully during the walk-through.
Is my Salisbury house inside city limits?
Your tax bill shows a city line if it is. Many Salisbury addresses are in the county, outside the city.
Is there a transfer tax when I sell in Wicomico County?
Wicomico has no county transfer tax. The state transfer tax and county recordation still apply, and the title company shows every figure.
Where do I file probate for a Salisbury house?
At the Wicomico County Register of Wills in the courthouse on North Division Street in Salisbury.
Can I sell a Salisbury house that was split into apartments?
Yes. Tell me how many units there are and whether the city approved them. I’ll price it based on what’s legally there.
