Oxon Hill sits right where the Capital Beltway crosses the Potomac on the Woodrow Wilson Bridge, with National Harbor on the waterfront and older neighborhoods spreading up the hills along Oxon Hill Road and St. Barnabas Road. I’m Evan Weissman. I buy Oxon Hill houses for cash in whatever shape they’re in, and I’ll also list yours when that brings more money.

Post-War Brick and Newer Townhomes

Much of Oxon Hill went up after World War II and through the 1960s: brick ramblers, Cape Cods, duplexes and split-levels on hilly streets. Closer to National Harbor and along Route 210, there are newer townhome communities and single-family sections, many with HOAs. Oxon Hill Manor, a 1920s estate overlooking the river, and Oxon Hill Farm across the way are reminders of the area’s older life.

In the post-war houses, I usually find original electrical panels, galvanized pipes, worn roofs and basements that need waterproofing. In the newer townhomes, it’s more often deferred maintenance or tenant wear.

I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.

Water, Hills and the Beltway

Hilly streets mean drainage can be a problem, and some houses take water at the foundation after heavy rain. Low areas near Oxon Run and the Potomac shoreline can be in a floodplain, and lots near tidal water may fall inside the Chesapeake Bay Critical Area. Houses closest to the Beltway and Route 210 can pick up highway noise.

National Harbor brought new attention to this part of the county. I’ll tell you honestly how that affects your street, and whether a listing would take better advantage of it.

Prince George’s Records

Oxon Hill estates are filed with the Register of Wills at 14735 Main Street, Upper Marlboro. The county tax sale was May 11 in 2026 on SDAT’s schedule. If the house is a rental, Prince George’s requires a single-family rental license.

Three Ways to Sell

Option 1: I buy the house with the work still needed

No foundation repair, no new panel and no showings. I don’t charge a commission, and you choose the closing date.

Option 2: List it with me on the market

Updated homes near National Harbor can draw solid interest. Listing means a commission and more time, and I’ll show you both nets side by side.

Option 3: Renovate and Sell Together

Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.

I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.

Side-by-side paths: cash offer vs listing in Maryland.

Behind on Mortgage Payments

If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. Will you buy an Oxon Hill house with a wet basement?

Yes. On these hills, water at the foundation is common. I price the fix in, and you don’t have to hire a waterproofing company.

Does being near National Harbor raise my Oxon Hill cash offer?

Location always plays into value. I factor it in along with condition, and if a listing would do better, I’ll say so.

Can I sell an Oxon Hill duplex with tenants on both sides?

Yes. Send me the leases and rents, and I’ll price it as an occupied rental. I’ll treat your tenants respectfully during the walk-through.

Do Critical Area rules affect Oxon Hill houses?

Only lots close to tidal water. They limit building near the shoreline but don’t stop a sale.

Where do I file probate for an Oxon Hill house?

At the Prince George’s Register of Wills in the courthouse on Main Street in Upper Marlboro.

Can I sell an Oxon Hill house with code violations from the county?

Usually, yes. Share any notices you’ve gotten from the county. I buy houses with open violations and deal with them after closing, as long as we disclose them properly.
