Sell Your Crofton or Gambrills House As-Is or Listed
Crofton was laid out in the 1960s around a loop road, Crofton Parkway, and it still has its own civic association and a special tax district that shows up on the property tax bill. Gambrills spreads out to the north and west of it, from the Waugh Chapel shopping area to newer subdivisions off Route 3. I’m Evan Weissman. I buy houses here for cash as-is, and I’ll also list yours if that’s the better deal.

Crofton’s Loop and the Gambrills Subdivisions
Inside the original Crofton loop, most homes are 1960s and 70s colonials, split-levels and townhomes, many with their first or second set of windows and HVAC. Gambrills has a mix: a few old farmhouses and rural lots, plus a lot of 1990s to 2010s subdivisions and townhome sections with HOAs, especially near Waugh Chapel and Route 175.
The older Crofton houses usually need system and cosmetic updates. The newer Gambrills homes are more often about deferred maintenance, a tenant who left a mess, or an owner who has to move before they can fix things up.
I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.
Special District Taxes and HOA Paperwork
Crofton’s special community benefit district adds a separate charge to the county tax bill, which pays for things like the local police and common areas. Buyers see it, so it’s part of the math whether you sell to me or list. In Gambrills, many communities have HOAs, and Maryland requires their resale disclosures when the house sells.
Both are easy to handle with the title company. I just want them on the table early so nothing surprises you near the end.
County Records for These Sales
Estates for Crofton and Gambrills houses go through the Register of Wills at 2011 E Commerce Park Drive in Annapolis. The Anne Arundel tax sale runs June 3 in 2026, according to SDAT. Order HOA documents as soon as you decide to sell.
Three Ways to Sell
Option 1: A cash sale with no fix-up list
I buy without repairs or showings and pay you no commission. The title company closes on the date you want.
Option 2: Listing with me as your agent
Updated Crofton and Gambrills homes often sell well on the market. That costs a commission and takes longer, and I’ll show you the net both ways.
Option 3: Renovate and Sell Together
Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.
I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.
Side-by-side paths: cash offer vs listing in Maryland.
Behind on Mortgage Payments
If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. Does the Crofton district tax affect what I can sell for?
Buyers factor in the full tax bill, including the district charge. I include it when I compare my cash offer with a listing, so you see the real picture.
Will you buy a Gambrills townhome with an HOA?
Yes. Order the HOA resale package, and I’ll handle the rest with the title company. Past-due dues can be paid from the proceeds at closing.
Can I sell an older Crofton colonial without updating it?
Yes. Original kitchens, old windows and worn carpet are fine. I price the work in and you leave it behind.
Do you buy rural lots in Gambrills on well and septic?
Yes. I buy houses on well and septic regularly. Share any recent water tests or septic records if you have them.
Where is probate handled for a Crofton house?
At the Anne Arundel Register of Wills on Commerce Park Drive in Annapolis. A personal representative can sign once the court appoints one.
