Woodstock and West Friendship are about as rural as Howard County gets. Woodstock follows the Patapsco along Old Frederick Road and Woodstock Road, and West Friendship sits around the Route 32 and I-70 interchange, home to the Howard County Fairgrounds. Farmhouses, Ranchers and Acreage

Housing here runs from old farmhouses and stone homes to 1960s ranchers and larger homes built on acreage in the 1990s and 2000s. Many have barns, sheds, detached garages, or a workshop someone built over the years. Almost all of them rely on a private well and septic system.

The repairs I see most out here: old well pumps and pressure tanks, septic fields near the end of their life, roofs on outbuildings, and additions or garage apartments that may not have been permitted. I buy with all of that in place.

County Lines and River Edges

The Patapsco River is the line between Howard and Baltimore County, and a Woodstock mailing address can sit on either side. That matters, because the county decides your taxes, your probate office and your tax sale date. Look your address up on SDAT before you do anything else.

If you’re near the river, ask about flood zones. Higher ground toward West Friendship is drier but can be windier, and older roofs show it.

Long private driveways and shared lanes are common here too. If your driveway crosses a neighbor’s land, or the neighbors share the cost of keeping a lane up, there may be an easement or a maintenance agreement in the land records. The title company will find it, but it helps to mention it up front so nobody is surprised near closing.

Howard Records

For Howard addresses, estates open with the Register of Wills at 9250 Judicial Way in Ellicott City, and the county tax sale is June 3 in 2026 on SDAT’s list. For a Baltimore County Woodstock address, Towson’s Register of Wills and Baltimore County’s dates apply.
