Sell Your Silver Spring House, Downtown to Colesville
Silver Spring is Montgomery County’s biggest unincorporated community, stretching from the downtown towers by the Metro out along Colesville Road past the Beltway to Route 198. Georgia Avenue and Route 29 carry most of the traffic, and Sligo Creek Park winds through the older streets. My name is Evan Weissman, and I make cash offers on Silver Spring homes in whatever shape they’re in. When a listing would put more in your pocket, I’ll handle that instead.
Call or text (410) 498-7473, or request a cash offer.
From 1920s Bungalows to 1960s Split-Levels
Inside the Beltway, around Woodside Park, Indian Spring and Four Corners, many homes date from the 1920s through the 1950s: brick colonials, Cape Cods, bungalows and Tudor-style cottages on mature lots. Outside the Beltway, in White Oak, Hillandale and Colesville, the 1960s and 1970s brought split-levels, ramblers and townhome communities. Downtown, there are rowhouses and newer townhomes.
The common repairs: original wiring and plumbing in the older homes, wet basements near the creeks, big old trees over roofs and outdated split-level kitchens and baths. None of that has to be fixed before I make an offer.
I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.
Metro, the Purple Line and Prices
Being close to the Red Line at Silver Spring and Forest Glen helps prices, and the Purple Line is being built through downtown toward Bethesda and New Carrollton. Its opening date has moved more than once, so I don’t price around it. What buyers care about now is the condition, the commute and the price of updates.
Because Silver Spring was never incorporated, there’s no separate city bill. Landlords here license through the county housing department, DHCA, and a sale doesn’t wipe out a tenant’s lease.
Selling From a Distance or on a Deadline
A lot of Silver Spring owners call after a job move, a divorce or a parent’s passing, when nobody has time to manage contractors and showings. If you live elsewhere, I can do the walk-through with a lockbox or a relative, and you can sign remotely. Take what matters to you, and leave the rest. I handle the cleanout after settlement.
Montgomery County Records
A Silver Spring estate is opened through the Montgomery Register of Wills, which sits in the North Tower of the Judicial Center, 50 Maryland Avenue, Rockville. Unpaid county taxes went to the June 8 tax sale this year, on SDAT’s 2026 schedule. Transfer and recordation taxes in Montgomery step up with the sale price, and some buyers qualify for exemptions, so your title company will run the real numbers.
Three Ways to Sell
Option 1: I buy the house as it stands
Forget the staging and the open houses. My purchase carries no commission, and settlement lands on a day you choose.
Option 2: List it with me
An updated Silver Spring house near Metro often sells quickly on the market. That route takes longer and costs a fee, so we’ll look at the two bottom lines together.
Option 3: Renovate and Sell Together
Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.
I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.
Side-by-side paths: cash offer vs listing in Maryland.
Behind on Mortgage Payments
If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. More here: behind on mortgage or facing foreclosure.

Will you buy a 1940s Silver Spring colonial with original wiring?
Yes. Old wiring, plumbing and plaster are things I price in. You don’t have to update anything first.
Does the Purple Line change what my Silver Spring house is worth?
Being near transit can help, but I price on today’s market, not a future opening date.
Do you buy Silver Spring rentals with tenants?
Yes. A tenant can stay through closing. Just share the lease terms and whatever DHCA paperwork you have.
Is there a city tax in Silver Spring?
No. There’s no Silver Spring city government, so the county bill is it.
Where do I file probate for a Silver Spring house?
Montgomery’s Register of Wills, in the Judicial Center in Rockville. Silver Spring doesn’t have its own probate office.
Can you buy my Silver Spring split-level if the basement takes on water?
Yes. Tell me when it happens and what’s been tried. I’ll factor it in and buy the house as-is.
