Maugansville sits just north of Hagerstown, near the regional airport, and Halfway sits southwest of the city along Route 11, named for being halfway between Hagerstown and Williamsport. Both are unincorporated suburbs with a mix of older village homes and mid-century neighborhoods. I’m Evan Weissman. I buy houses in both for cash as-is, and I list them when that pays more.

Call or text (410) 498-7473, or request a cash offer.

Village Homes and Post-War Neighborhoods

Maugansville started as a small village, and its older houses, some frame, some brick, line the main roads. Around them are ranchers, split-levels and newer subdivisions. Halfway is mostly 1950s through 1980s housing near Virginia Avenue, the Valley Mall and the I-81 and I-70 interchange, with some townhomes and newer sections farther out.

What I usually find: roofs at the end of their life, aging furnaces and water heaters, basements with moisture, and kitchens and baths from decades ago. I buy with all of that still there.

I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.

Airport, Interstates and No City Tax

Being close to Hagerstown Regional Airport means some Maugansville houses hear planes, and lenders may ask about approach zones near the runway. Halfway’s location near I-81 and I-70 is great for commuters but brings traffic to the closest streets. Both are outside Hagerstown city limits, so there’s no city tax, only the county rate.

That lower tax bill can help a listing. I’ll tell you whether yours would do better on the open market.

Many houses here were built by local builders in small batches, so the same floor plan can show up on a whole street. That makes it easier to compare sales, and it also makes it obvious to buyers which houses have been updated and which haven’t. I use those comparisons openly when I explain my number.

Washington County Records

Estates for Maugansville and Halfway houses go to the Washington County Register of Wills at 100 W. Washington Street in Hagerstown. The county tax sale was June 2 in 2026 per SDAT. A few outer lots are on a well and septic, so keep any records you have.

Three Ways to Sell

Option 1: Sell it to me with nothing done

No repairs, showings or cleanup. I don’t charge a commission, and you pick the closing date.

Option 2: List it with me as your agent

An updated Halfway or Maugansville house can sell well. Listing costs a commission and more waiting, and I’ll put both nets in writing.

Option 3: Renovate and Sell Together

Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.

I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.

Side-by-side paths: cash offer vs listing in Maryland.

Behind on Mortgage Payments

If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. Does airport noise affect selling a Maugansville house?

It can matter to some buyers near the runway approach. It doesn’t stop me from buying, and I factor it in openly.

Will you buy a Halfway rancher that needs updating?

Yes. Old kitchens, baths and systems are fine. I price the work in so you don’t have to do it.

Do Maugansville and Halfway pay Hagerstown city tax?

No. Both are outside city limits, so only the county rate applies. Check your bill to confirm.

Can I sell a Halfway house with a tenant in it?

Yes. Send me the lease, and I’ll buy it occupied. I’ll treat your tenant respectfully during the walk-through.

Where do I file probate for a Maugansville house?

At the Washington County Register of Wills on West Washington Street in Hagerstown.

What if my Halfway house has a lien or old judgment?

The title company pays liens and judgments from the sale proceeds at settlement. Tell me what you know about them so there are no surprises.
