Prince Frederick has been Calvert’s county seat since 1722. The British burned it in 1814, and a fire wiped out most of the town again in 1882, but the courthouse was rebuilt on the same spot on Main Street. Today it’s the business center of the county, where Route 2/4 meets Route 231 and Dares Beach Road, with the hospital and the college campus a few minutes off the highway. Town Center Streets and Country Lots

Close to Main Street and the courthouse, you’ll find older frame houses and a few early 1900s homes mixed in with newer buildings. Around the town center there are townhome rows and subdivisions built from the 1980s on, many with HOA dues and public water and sewer. Drive five minutes toward Huntingtown, Port Republic, St. Leonard or Barstow and it turns into split-foyers, colonials and ranchers on wooded lots with a well and septic, all still under the 20678 ZIP or right next to it.

The usual fixes on these houses are original septic systems, worn roofs and siding, old heat pumps, and basements or crawl spaces that hold water. If it needs all of that, fine. You don’t have to touch it.

Town Center Rules, Water and Sewer

Prince Frederick isn’t an incorporated town, so there’s no town tax line on the bill, just the county rate of 0.967 per $100 for 2026-27. The county does treat it as a planned town center with its own zoning and design review for new building, which matters to a buyer who wants to add on or change how a property is used. Public water and sewer serve much of the center; outside it, you’re almost always on a private system.

Dares Beach Road runs east from town to the Bay, and lots out that way near the water or the cliffs fall under Critical Area rules and cliff setbacks. A buyer planning a deck or an addition close to the edge will want to know that, and I factor it in.

Prince Frederick Paperwork

Because the courthouse is right in town, a Prince Frederick estate gets opened a short drive from home, at the Register of Wills, 175 Main Street. Calvert held its 2026 tax sale on May 22 at the County Administration Building, also on Main Street. At settlement there’s recordation of $5.00 per $500 and the state transfer tax, but no county transfer tax. Your contract decides who pays which piece.

Is Prince Frederick its own town with its own tax?

No. It’s unincorporated, so you only pay the Calvert County rate. Only Chesapeake Beach and North Beach add a town tax.
