These three communities sit at the top of Anne Arundel County, right where it meets Baltimore City and the airport. Brooklyn Park runs along Ritchie Highway up to the city line, Linthicum sits on the Light Rail just east of BWI, and Ferndale tucks in between them and Glen Burnie. I’m Evan Weissman. I buy houses here for cash as-is, and I also list them.

Three Communities, Three Housing Styles

Brooklyn Park is mostly post-war brick: small ranchers, Cape Cods and some semi-detached homes on tight lots near the Patapsco. Linthicum is older and leafier, with houses going back to the 1920s and 1930s along winding streets, plus mid-century homes closer to the airport. Ferndale is a mix of modest single-family homes and a few townhome rows near the Light Rail.

Across all three, I see the same handful of problems: old wiring, oil tanks from the days of oil heat, basements with water stains, and roofs at the end of their life. I price those in so you don’t have to fix them.

I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.

What Matters Here That Doesn’t Matter Elsewhere

The airport is the big one. The Maryland Aviation Administration maps a noise zone around BWI, and parts of Linthicum and Ferndale sit near it. Light Rail stops at Linthicum and Ferndale help homes within walking distance. In Brooklyn Park, make sure your tax bill says Anne Arundel and not Baltimore City, because the line runs close and taxes, probate and tax sales follow the county the house is actually in.

Linthicum also has some real history, like the Benson-Hammond House, which is a nice reminder that some of these lots have been around longer than people think.

Estates and Taxes in North County

For an Anne Arundel house, the estate opens with the Register of Wills on Commerce Park Drive in Annapolis. The county’s tax sale is June 3 in 2026, per SDAT. If an older house still has an oil tank in the yard or basement, tell me; it’s a common item here and I handle it after closing.

Three Ways to Sell

Option 1: I buy it with the repairs still needed

You don’t touch the roof, the tank or the basement. No commission on my purchase, and you choose the closing date with the title company.

Option 2: List with me for the open market

Updated Linthicum homes near the Light Rail can do well on the market. A listing adds a commission and more waiting, so I’ll write out the expected net for you.

Option 3: Renovate and Sell Together

Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.

I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.

Side-by-side paths: cash offer vs listing in Maryland.

Behind on Mortgage Payments

If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. More here: behind on mortgage or facing foreclosure.

Do you buy Brooklyn Park houses near the city line?

Yes. I buy on both sides of the line. Just check your tax bill so we know whether Anne Arundel or Baltimore City rules apply, since probate and taxes follow the county.

Will an old oil tank stop my Linthicum sale?

No. I see them often in older Linthicum and Brooklyn Park houses. Tell me where it is and whether it was ever filled or removed, and I’ll account for it in my offer.

Can I sell my Ferndale house if it needs a new roof?

Yes. A worn-out roof is one of the most common repairs I price in. You don’t have to replace it or even get a quote.

Does the BWI noise zone affect a Linthicum or Ferndale sale?

It can affect some financed buyers, which is why I like to know about it early. It doesn’t affect my ability to buy.

Who handles probate for a Brooklyn Park house in Anne Arundel?

The Anne Arundel Register of Wills in Annapolis. Once a personal representative is appointed, they can sign, and I’m happy to wait while the estate gets set up.
