Maryland requires ground rents to be registered with SDAT, and the title company checks for one before closing. A ground rent can be redeemed or carried over to the buyer. Formstone was popular from the 1930s through the 1950s. It can hide cracked brick and trap moisture behind it. Party walls shared with neighbors can carry water from one roof to the next, and the flat rubber or tar roofs on these rows need recoating every few years. Inside, many rows have been opened up into an open floor plan, sometimes without permits. I look at all of this when I make an offer.
Park-Adjacent Does Not Mean Automatic Top Price
