Calvert Towns I Cover

Wells, Septic, Cliffs and the Shoreline

Most Calvert homes run on a private well and a septic system. Public water and sewer reach the town centers and some older communities, but once you’re off the main road, plan on a tank and a pump. A big share of the housing went up from the 1970s through the 2000s, when the county grew into a commuter area for Washington and Annapolis: colonials, split-foyers and ranchers on wooded lots, with townhome sections near Prince Frederick, Lusby and the beaches. Older farmhouses still sit out on the ridge roads.

Along the Bay, the cliffs are still eroding, and the county requires setbacks from the cliff edge; new building or clearing inside them needs Board of Appeals approval. Anything within 1,000 feet of tidal water is in the Chesapeake Bay Critical Area, with a 100-foot buffer where clearing is tightly limited. Low blocks in North Beach and Chesapeake Beach and some spots along the tidal creeks can flood in hard storms. None of that stops me from buying. It goes into the numbers, and I’ll show you how.

Calvert County Records and Costs

Probate for a Calvert estate runs through the Calvert County Register of Wills in the courthouse at 175 Main Street in Prince Frederick, 410-535-1600, extension 2256. The county Treasurer held the 2026 tax sale on May 22 at the County Administration Building, and it also covered unpaid water and sewer accounts for the county and both beach towns. A buyer at that sale has to wait at least six months before filing to foreclose, and the owner can still redeem until the final judgment, so a notice is a reason to act, not to panic.

At settlement, Calvert has no county transfer tax. Recordation is $5.00 per $500 of price, and Maryland adds its own 0.5% transfer tax. Property tax outside the towns is 0.967 per $100 for 2026-27. Chesapeake Beach and North Beach are the only incorporated towns; inside them the county rate drops to 0.605, and the towns add 0.2977 and 0.4859, per SDAT. The title company shows who pays each line before you sign.
