How Columbia Is Put Together

The villages, Wilde Lake, Harper’s Choice, Oakland Mills, Long Reach, Owen Brown, Hickory Ridge, Kings Contrivance, Dorsey’s Search, River Hill and Town Center, each have their own feel. The oldest sections near Wilde Lake and Oakland Mills have 1960s and 70s contemporaries and townhomes with wood siding, flat or low-slope roofs and big windows. Newer villages like River Hill have larger homes from the 1990s.

The older contemporaries often need siding, roof and window work, and their designs don’t always fit what today’s buyers expect. That’s where a cash sale tends to help most.

Columbia Association and Village Covenants

On top of county taxes, most Columbia properties pay the Columbia Association’s annual charge, which is billed separately and acts as a lien on the property. Each village also enforces architectural covenants on things like paint colors, fences, decks and additions. If there’s an open violation or an addition that never got approved, it can come up in a sale.

Howard Records and Timing

For an estate, the Howard Register of Wills is at 9250 Judicial Way in Ellicott City. Howard’s tax sale is June 3 in 2026, per SDAT. A CA charge that’s past due gets paid from your proceeds at settlement, just like a tax bill.
