Lexington Park grew up around Naval Air Station Patuxent River, which opened in 1943, and the base still drives almost everything here. Three Notch Road and Great Mills Road carry most of the traffic, lined with neighborhoods built in waves as the base grew. I’m Evan Weissman. I buy Lexington Park houses for cash as-is, and I list them too when the market will pay more.

Call or text (410) 498-7473, or request a cash offer.

Houses Built in Waves

The oldest neighborhoods near the base date from the 1940s and 50s: small ramblers and Cape Cods, some duplexes, on short streets. The 1970s and 80s added split-levels and townhomes, and the last few decades brought larger subdivisions and townhome communities with HOAs along Route 235 and Route 246. A lot of homes here have been rentals, often owned by people who were stationed at Pax River and later moved.

The older houses need roofs, systems and kitchens. The rentals often need paint, flooring and appliances after years of tenants. I buy with all of it as it is.

I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.

Orders, Rentals and Aircraft Noise

Many calls I get from Lexington Park start with orders or a contract ending. If you need to close by a certain date, tell me first. If you’re out of state and the house is rented, I can buy it with the tenant in place and handle the walk-through with a property manager.

Houses close to the airfield can hear aircraft. The Navy publishes noise contours around the base, and some buyers ask about them. I factor them in openly.

St. Mary’s Records

Estates for Lexington Park houses go to the St. Mary’s Register of Wills in the courthouse at 41605 Courthouse Drive in Leonardtown. The county tax sale was March 6 in 2026, earlier than most counties, per SDAT. St. Mary’s charges a 1.0% transfer tax and recordation of $4.00 per $500.

Three Ways to Sell

Option 1: Sell to me with a fixed date

No repairs, showings or tenant turnover. I pay no commission on my purchase, and you choose the settlement date.

Option 2: List it with me as your agent

Updated houses near the base can sell well, especially during busy moving seasons. Listing costs a commission and time, and I’ll show you both nets.

Option 3: Renovate and Sell Together

Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.

I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.

Side-by-side paths: cash offer vs listing in Maryland.

Behind on Mortgage Payments

If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. More here: behind on mortgage or facing foreclosure.

Some buyers ask about it, especially near the airfield. It doesn’t stop me from buying.
